TerraCap Acquires Tresa at Arrowhead in Phoenix in Deep Value Strategy

TerraCap Management LLC has acquired Tresa at Arrowhead Apartments, a 360-unit community built in 1998 located in the Arrowhead Ranch submarket of Phoenix, Arizona. The privately held investment firm, headquartered in Naples, Florida, purchased the property as part of a deep value strategy focused on well-located, supply-constrained assets.

Tresa at Arrowhead offers a mix of one, two, and three-bedroom units across 19 acres with lakeside walking trails. Interior finishes vary across the units, leaving room for further interior upgrades. On-site amenities include swimming pools, grilling stations, a game room, gated parking, a dog park, a fitness center, and a dry sauna. The property sits adjacent to the Loop 101 freeway and provides convenient access to the new TSMC semiconductor plant, higher-wage employment in North Scottsdale, and the Westgate Entertainment District.

"Tresa's purchase profile is consistent with our deep value strategy going forward. We are excited about continuing to position our investors with assets that have defensive purchase prices, especially in growth markets in Arizona near areas with plenty of amenities and opportunities for higher wage tech jobs," said Steve Hagenbuckle, TerraCap's Founder and Managing Partner.

TerraCap highlights renovation upside and market fundamentals as the drivers of value creation. "This acquisition aligns with our strategy of investing in well-located multifamily assets at a meaningful discount to today's replacement cost. At Tresa at Arrowhead, value creation is driven by proven renovation premiums at the property and across the surrounding competitive set. The asset's scale and supply-constrained location provide additional downside protection, and we believe these factors should drive attractive risk-adjusted returns over the hold period," added Baron Davis, TerraCap's National Director of Acquisitions.

For operators and investors, the transaction underscores continued interest in mid-market, infill Phoenix submarkets where proximity to employment nodes and amenity corridors supports repositioning plays. The combination of unit-level renovation potential, amenity-led resident experiences, and constrained new supply is the rationale TerraCap cites for pursuing the asset under its value-add approach. Multfamily Leadership will continue to monitor how institutional and private capital allocate to these types of assets as Phoenix market dynamics evolve.
