Sherman Residential Expands Charlotte Footprint With Acquisition of Lemmond Farm

Sherman Residential has acquired Lemmond Farm, a 336-unit Class A multifamily community in Charlotte, North Carolina. The transaction closed June 11, 2026, adding a recently completed luxury asset to Sherman’s growing local footprint.

Completed in 2020, Lemmond Farm occupies a site in the Bradfield Farms neighborhood that formerly operated as a multigenerational family farm. The community’s name recognizes the 18th-century Lemmond family settlers. The midrise, amenity-forward property is located at the intersection of Interstate 485 and Route 27, offering direct connectivity to major employment centers and access to more than 265,000 jobs within a 25-minute drive. Nearby medical campuses from Novant and Atrium further position the property as convenient housing for healthcare professionals.

Lemmond Farm offers one- to three-bedroom floor plans up to more than 1,300 square feet and a resident amenity package that includes a lake house with floor-to-ceiling windows and a centerpiece fireplace, luxury finishes such as granite countertops and full basin sinks, a clubhouse blending library and lounge spaces, multiple outdoor kitchens, in-unit washers and dryers, EV chargers, and a 24-hour gym with on-demand training programs.

On the acquisition Sherman’s Chief Investment Officer said, "We're excited to add Lemmond Farm to our growing Charlotte portfolio — this acquisition brings us to approximately 1,000 units in the market, which speaks to our conviction in the submarket's long-term fundamentals. East Charlotte continues to see strong employment growth and rising homeownership costs with limited new multifamily supply, which is exactly the supply-demand dynamic we look for. We look forward to bringing Sherman's hands-on ownership approach to this community."

Sherman Residential is a family-owned firm with more than a century in real estate and holdings across six states. The company describes a hands-on management strategy and has signaled an emphasis on markets with employment growth and constrained multifamily supply.

This acquisition underscores persistent investor interest in well-located, amenity-rich Class A product in established suburban infill nodes. For operators and owners, assets that combine transit and highway access, proximity to employment hubs including health systems, and resident-oriented amenities remain central to competitive positioning in today’s rental housing market.
