MAXX Properties Expands South Florida Presence with Acquisition of The Ellery in Plantation

MAXX Properties announced the acquisition of The Ellery, a 250-unit, Class A multifamily community in Plantation, Florida. The transaction was sourced directly through an off-market arrangement with the seller and expands MAXX's presence in South Florida.

Originally built in 2018 and formerly known as Bell at Plantation, the community has been rebranded as The Ellery. The new name pays homage to Ellsworth D. Gage, the first mayor of Plantation, tying the asset to local history while positioning it for future growth.

The Ellery comprises eight lakeside buildings offering one-, two-, and three-bedroom residences with open-concept layouts, private balconies, and contemporary interior finishes. Community amenities include a pool with private cabanas, yoga and boxing studios, a private movie theater, and scenic waterfront walkways. The property is located in the heart of Plantation with convenient access to employment, dining, and regional shopping destinations, including Sawgrass Mills.

"This acquisition reflects our continued focus on high-quality communities in strong submarkets where we can create long-term value through hands-on ownership and operational expertise," said Adam Fruitbine, Chief Investment Officer of MAXX Properties. "We're excited to build on The Ellery's strong foundation while enhancing the residential experience."

As part of its business plan, MAXX Properties intends to implement capital improvements focused on enhancing the resident experience. Planned upgrades include enhancements to curb appeal, refreshed amenity spaces, selective interior unit renovations, and the integration of new technology offerings.

With this acquisition, MAXX Properties' portfolio increases to 35 communities representing approximately 9,400 units across seven states, further strengthening its footprint in the South Florida region.

The transaction highlights continued institutional interest in stabilized, amenity-rich assets in high-demand suburban submarkets. MAXX's approach emphasizes hands-on ownership and operational programs intended to preserve asset quality while introducing targeted investments and technology to meet resident expectations.
