Greenfield Partners Launches Domica Employee Housing Platform With 70-Unit Naples Development

Greenfield Partners launched Domica, an employee housing platform designed to address workforce housing challenges in sectors including private clubs, hospitality, and healthcare. The company announced it has begun site work on its first development at Livingston and Radio Roads in Naples, Florida.

Domica at Radio Road is a 70-unit community designed with employee needs in mind. According to the announcement, 35 of the 70 units are pre-leased to a members-only beach club in Naples that partnered with Domica to provide housing for team members.

Jennifer Faron, Principal at Greenfield Partners, stated, "The markets we are targeting represent some of the most affluent regions in the country, supported by strong tourism and large healthcare systems. While luxury housing is consistently in development in these regions, the U.S. is currently facing an estimated shortage of approximately 7.2 million attainably priced apartments, according to The National Association of Realtors/Realtor.com, and this demand is even starker among employees within the hospitality and healthcare industries, who face increasingly difficult commutes, making it tough for employers in these sectors to attract and retain talent."

The platform is structured to support hospitality employers, including private clubs and resorts, as well as healthcare providers. The company sources and acquires development sites and existing assets, developing or repositioning them for employee use. The model uses block leases of various terms with individual employers.

Domica provides occupancy planning, moving management, and related services tailored to employer needs. Employee transportation to and from work sites is offered in some markets. Employers determine how to share rent costs with their employees.

Expected to open in Q3 2027, the Radio Road location will feature 70 fully furnished units across 4 stories. The company stated the layouts can be reconfigured into 1, 2, 3, and 4 bedroom units depending on employer requirements. Each unit includes a full kitchen, living area, shared laundry facilities, and a private bathroom for each bedroom. Amenities include a swimming pool, fitness center, and community room. The property will be managed under the Domica brand.
