Knightvest Capital Closes Acquisition Of Gables Post Oak Renames Community Hollings Post Oak And Launches Renovation Program

Knightvest Capital, a vertically integrated multifamily investment firm, has closed on the acquisition of Gables Post Oak in Houston, marking the 17th investment for Knightvest Fund II. The 316-unit mid-rise community sits in the Post Oak submarket, positioned between River Oaks and the Uptown Business district. Knightvest has renamed the community Hollings Post Oak and outlined a comprehensive renovation program.

Planned capital improvements include upgrades to the leasing center, fitness center, and resident lounges, along with full renovations of the majority of unit interiors. These targeted upgrades are positioned to enhance the resident experience and to provide a value-oriented alternative to newer product in the submarket.

"Hollings Post Oak is a rare find and a high-quality community in one of Houston's most sought-after submarkets, acquired at a meaningful discount to replacement cost," said David Moore, Knightvest founder and CEO. "This is exactly the type of opportunity Fund II was designed to pursue: a well-located asset with a clear path to value creation. Our team has the expertise to fully transform this community and deliver a living experience that is a compelling, affordable alternative to newer construction in the area."

Houston remains a core market for Knightvest under its deep-market strategy, concentrating expertise and scale in select MSAs. As the fourth-largest metropolitan area in the United States, Houston has continued to show employment growth and has absorbed elevated supply since the post-pandemic development surge. Knightvest cites confidence in the market's long-term fundamentals as part of its investment thesis.

This transaction illustrates a common institutional playbook in multifamily investing: acquire well-located existing product, apply targeted capital to improve operations and resident amenities, and position the asset competitively against new construction. Multifamily Leadership will monitor the renovation progress at Hollings Post Oak and track performance as Knightvest integrates the property into Fund II.
