Vista Residential Partners Secures Financing for Highline Vista in Littleton Colorado

Vista Residential Partners has closed financing for Highline Vista, a four story, 172-unit Class A garden style apartment community in Littleton, Colorado. The property sits at 16 W. Dry Creek Circle, roughly 14 miles south of downtown Denver, and is positioned to serve residents who value transit access, nearby employment centers, and outdoor amenities.

Highline Vista occupies approximately 5.6 acres and will be composed of three residential buildings developed at a boutique scale. Apartment offerings will include studio, one, two, and three bedroom residences with an average unit size of approximately 899 square feet. Interior specifications call for stainless steel appliances, quartz countertops, vinyl plank flooring, nine foot ceilings, in unit washer and dryers, and open, efficient layouts.

Planned community amenities feature a 3,500 square foot clubhouse with fitness and business centers, a resort style pool with cabanas and grilling areas, multiple outdoor amenity pavilions, and a community park. The site provides direct access to the C-470 corridor and the RTD light rail system, and is within close proximity to the Denver Tech Center. Retail and daily conveniences are nearby, including a newly developed Costco anchored retail center less than one half mile from the property, along with regional parks and trail systems.

"Highline Vista reflects our strategy of investing in supply constrained submarkets with strong employment fundamentals and a high quality of life," said Tyler Erickson, Managing Director at Vista Residential Partners.

Design is led by Rosemann Architects with Apex Multifamily Construction, a Vista affiliate, serving as general contractor. Vista CEO Scott Henley added, "Highline Vista is designed to complement the character of Littleton while delivering a modern living experience that is well connected to employment, transit, and outdoor amenities," said Scott Henley, CEO of Vista Residential Partners.

Vertical construction is scheduled to begin in August 2026. First residences are anticipated to deliver mid 2027 with full completion targeted for late 2027. This transaction reflects continued developer interest in amenity rich, well connected suburban infill that seeks to balance market demand with community context.
