ARCTRUST Private Capital and Edison Equity Close Construction Loan for 175-Unit 55+ Community in Dripping Springs Texas

ARCTRUST Private Capital and Edison Equity Residential closed on a construction loan for Serenova at Dripping Springs, a 175-residence, 55+ age-restricted community in Dripping Springs, Texas. The community is located 25 miles west of Austin. North River Partners provided the loan.

This marks the second collaboration between ARCTRUST, the capital markets division of the ARCTRUST Group of Companies, and Edison Equity Residential. The companies previously partnered on The Serenova at Woodforest, which broke ground in November 2025 and is progressing through construction ahead of schedule, according to the announcement.

The Dripping Springs community will include 133 one-bedroom and two-bedroom apartment homes and 42 private villas. The property is adjacent to the Headwaters master-planned community.

Edison Equity Residential operates as a fully-integrated residential development and operating platform focused on age-restricted living communities. The company's Concierge Community concept emphasizes personalized, service-rich active-adult living.

Carolyn White, CEO of Edison Equity Residential, stated that closing Dripping Springs represents an important milestone for Serenova and a step in growing the Concierge Community concept. White noted that the company already has reservations in hand at Woodforest.

Planned concierge services at Serenova at Dripping Springs include personal assistance with reservations, travel, in-home needs, and social planning. The community will feature a chef-curated restaurant and social bar, wellness-focused fitness centers, a resort-style pool, a creative arts studio, a club room, a community lounge and marketplace, and direct access to the Headwaters trail system.

Chris Wadelin, CEO of ARCTRUST Private Capital, said the second venture with Edison Equity Residential demonstrates the strength of the partnership.

Construction is expected to begin in the 4th quarter of 2026. The first residents are anticipated to move in during summer 2028. The project team includes Market Square Architects, StudioSIX5 Design, and The Brownstone Group.
