Halstatt and GoldOller Acquire Cypress Run in East Orlando Near Lake Nona Medical City

Halstatt Real Estate Partners has acquired Cypress Run, a multifamily community in East Orlando, in partnership with longtime collaborator GoldOller Real Estate Investments. The acquisition positions the asset within a submarket characterized by limited new multifamily supply and proximity to several major economic drivers.

"Cypress Run represents an opportunity to acquire a well-maintained asset in one of Orlando s fastest-growing corridors at an attractive basis, said Steven Iannaccone, managing principal, Halstatt Real Estate Partners. The property benefits from durable demand drivers, limited new supply within the submarket, and a business plan that allows us to thoughtfully enhance the community while further positioning the asset within its competitive set.

Cypress Run is near Orlando International Airport, which is undergoing a reported $6 billion expansion, and the 650-acre Lake Nona Medical City. The location benefits from demand tied to the area s expanding healthcare, education, and service-oriented workforce. The partnership plans a targeted value-add renovation program focused primarily on interior upgrades, including new appliances, countertops, and updated finishes and fixtures.

This transaction continues the firms’ collaboration. GoldOller, which manages more than 40,000 apartment units across 10 states and maintains a notable operational presence in Orlando, previously partnered with Halstatt on the SunMeadows Portfolio and the recent acquisition of Isles at East Millenia. Halstatt itself focuses on value-add and opportunistic investments across Florida, Texas, and the Southeast, and has expanded into build-to-rent with seven projects totaling more than 1,350 units across Florida, Texas, and Ohio.

For operators and investors watching multifamily activity in Orlando, this deal underscores a practical approach to deploying capital in submarkets with constrained new supply and identifiable, long-term demand drivers. The planned interior program reflects a common value-add strategy intended to enhance resident experience while repositioning assets to compete effectively within their local markets.

Multifamily Leadership will continue to follow developments related to this transaction and the broader investment activity in Central Florida as sponsors execute renovation and repositioning plans.
