Balfour Beatty Communities Expands Student Housing Portfolio With Acquisition Of Clemson Village Near Clemson University

Balfour Beatty Communities has acquired Clemson Village, a 96-unit, 288-bed student housing community serving Clemson University in Clemson, South Carolina. The property sits on 18 acres less than a mile from campus and expands the firm’s presence in university markets, marking its second investment within the NCAA Division I Atlantic Coast Conference following the firm’s acquisition of Oktiv serving Florida State University.

Clemson Village is composed of 96 three-bedroom, three-bathroom duplex units that are fully furnished and designed with private bedrooms and bathrooms, modern finishes, and generous living space. The low-density duplex configuration is noted for providing greater privacy and space than traditional apartment-style student housing. The community includes a clubhouse, resort-style pool, fitness center, study areas, outdoor recreation spaces, and dedicated transit access that supports walkability and connectivity to campus.

"We are excited to add Clemson Village to our growing student housing portfolio, said Lisa Dailey, Senior Vice President of Multifamily Acquisitions at Balfour Beatty Communities. The property s unique duplex configuration combined with its prime location makes it an exceptional fit for our investment strategy. Clemson University continues to demonstrate strong enrollment growth and long-term demand for high-quality off-campus housing, and Clemson Village is well positioned to benefit from these favorable trends."

Balfour Beatty Communities indicated it will implement a series of enhancements to elevate the resident experience and support the property’s longer-term performance. The acquisition underscores the company’s emphasis on thoughtful portfolio growth focused on well-located, campus-adjacent communities with durable appeal.

This transaction aligns with broader trends in purpose-built student housing that we monitor at Multifamily Leadership: investors continue to prioritize proximity to campus, differentiated product types that meet student preferences, and amenity sets that support both living and learning. For operators and investors evaluating campus markets, Clemson Village illustrates a strategy that combines product design, location, and resident-focused amenities to address demand for off-campus housing.

Multifamily Leadership will continue to track developments in student housing investment and operations and report on notable transactions, product strategies, and resident experience initiatives shaping the sector.
