LAC Unveils Willis Senior Lofts: Affordable, Sustainable Housing for Rochelle Seniors

Innovation and dedication to community well-being are at the heart of what drives the Multifamily Apartment Industry forward. It's with this spirit that Lincoln Avenue Communities (LAC) announced the grand opening of Willis Senior Lofts, a remarkable affordable housing initiative combining carefully-planned amenities with environmentally-conscious design to serve seniors in Rochelle, Illinois.

Staying true to its mission to make a tangible difference in underserved areas, LAC unveiled the 60-unit residence aimed at adults 55 and older, emphasizing both sustainability and accessibility. The four-story building isn't just a structure, but a community hub featuring one- and two-bedroom apartments, a fitness center, a theater room, and a community garden, fostering both physical and social well-being.

LAC's Vice President and Regional Project Partner, Hume An, articulated the company's dedication to tackling housing crises in rural settings by creating tailored solutions. His declaration, "Investing in rural communities like Ogle County is a key pillar of LAC's mission to tackle the housing crisis by finding and implementing solutions in communities that need it most," underscores LAC's commitment to community-specific initiatives.

Importantly, affordability remains central to the Willis Senior Lofts project. Forty-five apartments are designated for residents earning up to 60% of the area median income (AMI), while another fifteen are reserved for those at 30% AMI. This approach reflects a balanced strategy to serve varying economic needs without jeopardizing financial sustainability. Indeed, An emphasized this balance: "These deeply-affordable homes are made possible through a partnership with the Ogle County Housing Authority, which committed 15 budget-based vouchers over 15 years. It's about how we can serve those most in need without compromising the project's financial viability."

Financial partners and community leaders, including Congressman Darin LaHood and Rochelle Mayor John Bearrows, acknowledge the significance of such developments. The financing structure includes a 9 percent Low Income Housing Tax Credit (LIHTC), a first mortgage, and substantial soft funds from the Illinois Housing Development Authority (IHDA), along with energy efficiency credit equity and a construction loan from Chase.

In addition, Fairview Housing Partners contributed to making this project a reality. Thom Amdur, Executive Director, expressed pride in the partnership: "Seniors in Rochelle deserve a beautiful community like Willis Senior Lofts. We're so proud that we were able to partner to make this happen and hope to continue to serve our seniors for many years to come."

Willis Senior Lofts sets an example of how community-centric development, coupled with sustainable design, can provide more than just housing, but indeed a place for seniors to thrive. In essence, this is a testament to the power of collaborative efforts in the Multifamily Apartment Industry to engender positive, lasting change within communities.
