NRP Group Breaks Ground on 150-Unit Affordable Community in Columbus

The NRP Group announced the groundbreaking of Stone Ridge at High Street, a 150-unit affordable housing community on South High Street in Columbus, Ohio. The project is being developed in partnership with the City of Columbus and the Ohio Housing Finance Agency.

The community will serve working professionals and families earning up to 60% of the Area Median Income (AMI). According to Aaron Pechota, Executive Vice President of Development at The NRP Group, the development represents an investment in South Columbus and builds on work the company has done in the city over nearly 15 years.

Stone Ridge at High Street will consist of two 5-story buildings on a 4.5-acre site. Units will include a mix of 1-bedroom, 2-bedroom, 3-bedroom and 4-bedroom apartments.

The property is located at 45 W. Barthman Avenue, approximately 1 mile from downtown Columbus. The site provides access to public transit within the South High Street corridor. The development is positioned near employment centers in German Village and the Brewery District, as well as shopping and dining destinations downtown. Nationwide Children's Hospital and the Southern Gateway district are nearby.

The community will be built near the historic Hart Road Quarry, a former limestone and gravel quarry site that has been converted into a birding area.

Columbus Mayor Andrew J. Ginther stated that public-private partnerships are essential to the Columbus Housing Strategy. He noted that the project demonstrates collaboration between city leaders, financial institutions and private developers.

Amenities at Stone Ridge at High Street will include a clubhouse, multipurpose community room with a kitchen, landscaped courtyards and a playground.

Huntington Bank provided debt and equity financing for the project, with additional support from the City of Columbus and the Ohio Housing Finance Agency. Deutsche Bank provided construction and permanent financing.

The NRP Group, headquartered in Cleveland, has completed previous developments in Central Ohio including Parsons Village Senior Apartments, the Residences at Career Gateway and The Lofton. The company has developed more than 5,000 rental homes across Ohio since 1994.

Construction is underway, with completion scheduled for April 2028.
