SPI Advisory and FCP Seal the Deal on Crest Manor Apartments Acquisition

In a significant move within the multifamily housing sector, SPI Advisory, in partnership with FCP, has announced the acquisition of Crest Manor Apartments in Lewisville, Texas. A noteworthy transaction, it concludes persistent negotiations over half a decade with the original developer. Crest Manor, completed in two phases in 2010 and 2016, stands out with its comprehensive suite of features tailored for modern living, promising a resort-like experience for its residents.

The 600-unit community is notably expansive and furnished with dual swimming pools, a well-equipped clubhouse and fitness center, courts for tennis aficionados, and trails for walking and jogging. These features, along with the spacious apartment layouts averaging 933 square feet, underscore the developer's commitment to resident satisfaction and well-being.

Reflecting on the initial impressions of the property, Sean Mabarak, Principal and Co-Founder at SPI Advisory, acknowledged the exceptional attention to detail that defines Crest Manor. "From the moment we first toured Crest Manor, it was clear this wasn't a typical construction," Mabarak noted. "No expense was spared during development. Every detail materials, design, amenities was carefully curated to elevate the resident experience. That also translates directly into a lower capital expenditure profile for us over the hold period."

The acquisition's financial structure also highlights strategic forethought, leveraging the assumption of long-term HUD financing with a 3.6% interest rate and over three decades remaining on the term. This favorable debt arrangement, coupled with the community's superior condition, sets a well-grounded path for SPI's long-term property performance.

Going forward, the joint venture is determined to respect the established character of Crest Manor while making selective updates. This includes finesse in enhancing the current amenities and unit interiors to stay competitive and meet the standards of newly developed properties in the vicinity.

For Michael Becker, the transaction represents the culmination of target-driven perseverance. "This was a unique, generational asset that we've pursued for years," Becker remarked. "After navigating a challenging capital market environment and a protracted escrow process, we're thrilled to officially bring Crest Manor into the SPI portfolio and look forward to continuing its legacy as one of Lewisville's premier apartment communities."

This acquisition serves as an exemplar of a strategic approach within the multifamily space, where market knowledge, patience, and a tenant-centric perspective can materialize into lucrative investment opportunities while preserving and enhancing the quality of community living for residents.
