Sagard Real Estate Expands Seattle Metro Footprint With Acquisition Of Blueberry Lane Multifamily Community In Monroe Washington

Sagard Real Estate has acquired 18463 Blueberry Lane, a 222-unit garden-style multifamily community in Monroe, Washington, expanding the firm’s presence in the greater Seattle metro and adding to the new core-plus open-end fund’s residential holdings.

The transaction was executed on behalf of Sagard Real Estate’s recently launched core-plus fund, which targets seaport and last-mile industrial, workforce rental housing, and other niche property sub-sectors in supply-constrained, high-growth markets. Monroe, a growing Seattle suburb, offers relative affordability compared with core Eastside submarkets while providing access to major employment centers including Everett, Bellevue, Redmond, and downtown Seattle. Local population growth and limited new construction have supported healthy occupancy levels in the submarket.

Built in 1991, the property occupies approximately 10.4 acres and consists of 20 buildings totaling 222 units, plus a standalone clubhouse and amenity space. Community amenities include a fitness center, swimming pool, clubhouse, outdoor grilling areas, and landscaped open space. Sagard Real Estate plans to upgrade a portion of the units that remain in original condition.

"The Monroe acquisition aligns well with our fund strategy, targeting submarkets supported by strong workforce rental demand and favorable market fundamentals, said John Maurer, Head of Equity at Sagard Real Estate and Senior Portfolio Manager. We believe this asset is favorably positioned to benefit from a structural need for a lower cost of housing while drafting off higher rents in the urban corridor, added Tyler Williams, Co-Portfolio Manager at Sagard Real Estate."

This acquisition illustrates a core-plus approach that blends core market stability with targeted value creation through selective unit upgrades. For operators and investors focused on workforce housing and suburban infill, the Monroe deal underscores the appeal of markets that combine affordability relative to primary urban cores with proximity to major employment nodes.

As the multifamily sector continues to respond to shifting demographics and employment patterns, assets like 18463 Blueberry Lane highlight how strategic underwriting, amenity positioning, and targeted renovations can align investor objectives with resident demand in supply-constrained, high-growth suburbs. Multifamily Leadership will continue to track transactions and strategies that shape workforce rental housing and suburban multifamily investment trends.
