S2 Capital Strategically Acquires 770-Unit Amberly Place in Tampa Expansion

S2 Capital has recently marked a significant milestone in its ongoing expansion in the multifamily apartment industry. The national investment manager has acquired Amberly Place, a sizeable 770-unit garden-style community in Tampa, Florida, through its current value-add fund, S2 Real Estate Fund II.

This transaction exemplifies the strategic moves being made within the industry, emphasizing the importance of capitalizing on current market opportunities. Michael Bippus, Managing Director of Acquisitions at S2 Capital, expressed enthusiasm for the acquisition and noted the particular significance of such deals in the current economic climate. Bippus highlighted that "The equity void for large value-add housing acquisitions has created a unique pricing opportunity for GPs with discretionary capital and deep lending relationships, and we are delighted to acquire an asset that fits so squarely in our wheelhouse."

The choice of Amberly Place is strategic, given its location within Tampa's master-planned Tampa Palms community and the anticipated strong population growth in the area. Moreover, the lack of new competing supply forecast for the next two years presents an opportune window for S2 Capital to implement its value-add strategy and operational expertise effectively.

S2 Capital's acquisition strategy involves substantial interior renovations to elevate the standard of original apartments while enhancing communal spaces and addressing any deferred maintenance issues, thus promising an improved living experience for residents.

The acquisition was facilitated off-market, exemplifying the value of trusted relationships and the network of industry professionals. Institutional Property Advisors, with Shelton Granade spearheading the deal arrangement and Harry Krieger assisting in securing the necessary financing through Freddie Mac, further underscores the collective effort within such transactions.

The firm's success in acquiring over 50,000 units since its inception in 2012, and engaging with two institutional co-investors, including an overseas group from London for this deal, demonstrates the robust nature and international interest within the multifamily sector.

The evolution of communities relies on the strategic investment and development of properties such as Amberly Place. There's an evident growth in both the demand for multifamily units in this geographic market and the potential for companies like S2 Capital to serve the needs of those communities effectively. The current transaction is a clear indicator of the dynamism and the potential for innovation and leadership within the multifamily apartment industry.
