Fairfield Opens Rowlen Apartments in Broomfield Offering Income Aligned Homes Amenity Rich Living and Public Park

Fairfield has opened Rowlen Apartments, a newly constructed 297-unit community at 1151 Spring Place in Broomfield, Colorado. The property includes studio, one-, two-, and three-bedroom homes and integrates 70 income-aligned residences within an amenity-forward, garden-style complex.

"Rowlen represents Fairfield s continued focus on developing thoughtfully designed communities in highly livable, growth-oriented markets like Broomfield, which is consistently recognized as one of the top places to live," said Jacob Lorson, Development Associate.

Rowlen is positioned near I-25, Highway 7, and E-470, providing regional connectivity and commutes to Denver International Airport and Broomfield Regional Airport. Broomfield itself is noted by Livability.com as the top-ranked place to live out west on its Top 25 list, underscoring local demand drivers for new multifamily supply.

The project emphasizes a mix of resident amenities and unit-level finishes. Community amenities include a four-season pool, pet spa with built-in wash station, outdoor gear storage, a tinker space, direct-access garages, and Level 2 EV chargers. Apartment interiors feature stainless steel kitchen appliances, quartz countertops, and flexible layouts intended to meet a range of household needs.

Sustainability and public access are built into the site plan. Fairfield installed an on-site solar power system atop the clubhouse and leasing building. The developer is also constructing and dedicating nearly six acres of publicly accessible park space that will include a pedestrian path, basketball court, and open areas intended to serve both residents and the surrounding neighborhood.

Rowlen reflects current development priorities for many multifamily operators: combining diversified housing options, amenity-rich living, sustainable building components, and publicly accessible open space in growth-oriented markets. Fairfield’s inclusion of income-aligned units within a market-rate community and the dedication of public parkland illustrate how new projects can address multiple community objectives while expanding inventory.

Multifamily Leadership will continue to monitor how these design and amenity strategies perform in similar markets and how they influence resident demand, neighborhood integration, and long-term operational considerations.
