Rockpoint and Urby Partner to Build Sixty Nine Story Multifamily Tower on Jersey City Waterfront

Rockpoint and Urby have formed a joint venture to acquire land and develop a 69-story multifamily tower on the Jersey City Waterfront. The project, branded 201 Hudson – by Urby, will deliver 748 market-rate studio, one-, two- and three-bedroom apartments, roughly 10,000 square feet of retail, and 102 surface parking spaces as the second phase of a three-tower master plan.

Urby will co-manage construction and development and will oversee property management and leasing alongside Rockhill, Rockpoint’s property services affiliate. The development program includes lifestyle-oriented amenities such as a resort-style pool with Manhattan skyline views, parlor and garden rooms, a fitness center, dog run, children’s play area, roof deck and Class A finishes. Many units will have views of the Hudson River and Manhattan.

Located in the Jersey City Waterfront submarket, the site is within walking distance of Grove Street and Exchange Place PATH stations and the Harborside Ferry terminal, with a Harborside Light Rail stop immediately outside the building. Manhattan is a 10-minute commute from the front door; the location also provides direct access to I-78 and the Holland Tunnel.

"The Jersey City Waterfront continues to distinguish itself as one of the most compelling multifamily submarkets in the New York metro area, driven by strong demographic tailwinds, significant public and private investment, and exceptional transportation access to Manhattan," said Dan Domb, a Managing Member and COO at Rockpoint. "We are excited to partner with David Barry and his team who we believe are some of the most talented and creative developers in the business."

"201 Hudson – by Urby continues our vision of creating engaging, design-driven residential communities on the Jersey City Waterfront," said David Barry, Founder and CEO of Urby. "We are pleased to have Rockpoint join the project as we deliver the next chapter of this three-tower development and continue to contribute to the ongoing growth of Jersey City."

The project team includes architects HLW, Concrete Amsterdam, interior designer Shawn Hausman and landscape architect Bas Smets. Newmark advised Urby and Rockpoint on the transaction. Rockpoint’s residential track record includes 146 residential investments since 1995, representing approximately 100,000 multifamily units, and other Jersey City holdings such as The Morgan Provost Square, The Declan and Embankment House.

This development pairs institutional capital with a hospitality-driven operating approach and a global design team, reinforcing continued investment activity on the Jersey City Waterfront. Multifamily Leadership will continue to monitor the project and its contribution to the evolving waterfront residential landscape.
