Rockpoint and The Kolter Group Partner to Develop The Sutton a Four Hundred Thirty Two Unit Community in Palm Beach Gardens

Rockpoint and The Kolter Group affiliates have formed a joint venture to develop The Sutton, a 432-unit multifamily community in Palm Beach Gardens, Florida. The transaction covers land acquisition and site development, with financing provided by PNC Bank.

The Sutton is scheduled for completion in 2028 and will feature a mix of studio, one-, two-, and three-bedroom apartments with surface parking. The site is centrally located in Palm Beach Gardens with access to I-95 and the Florida Turnpike, offering regional connectivity to employment and retail centers across Palm Beach County. Residents will be near retail, dining, coastal beaches, public parks, golf courses, and other outdoor recreation areas.

"Rockpoint has been active in South Florida multifamily investing for more than a decade, and our selective development strategy allows us to focus on submarkets like Palm Beach Gardens that are highly supply constrained and have demand for newer vintage apartment living," said Dan Domb, a Managing Member and COO at Rockpoint. "We're excited to enter this partnership with the Kolter team to develop this unique property."

Planned on-site amenities are described as resort-style and community-oriented, including a pool, fitness and wellness spaces with a group fitness room, co-working rooms, a resident lounge, dog park, children’s playground, and a maker’s studio. Unit interiors will include stainless steel appliances, quartz countertops, and luxury vinyl tile flooring.

"Rockpoint's team is experienced and well-regarded, and their values and platform align well with Kolter's," said Howard Erbstein, COO of The Kolter Group. "It's a great foundation to capitalize on further investments together across our various businesses."

Rockpoint, including its predecessor firm, reports having closed on or committed to 146 residential investments since 1995, representing roughly 100,000 multifamily units. The firm continues to target opportunities in high-barrier-to-entry markets where active asset management and repositioning strategies can create value.

This partnership reflects ongoing activity in Florida’s multifamily development market where institutional capital, local expertise, and amenity-rich product profiles are being combined to respond to constrained supply and resident preferences for lifestyle-oriented communities. Multifamily Leadership will follow The Sutton’s progress and provide updates through our coverage and events focused on innovation, investment, and operational trends in the multifamily sector.
