RiverSpring Living Breaks Ground on Rivers Edge New York Citys First Life Plan Community

RiverSpring Living has broken ground on River's Edge, a new senior living community on its 32-acre Riverdale campus along the Hudson River. Positioned minutes from Manhattan, River's Edge is planned as New York City's first and only Life Plan Community and will serve adults age 62 and older.

RiverSpring Living, a nonprofit with more than a century serving older adults and the organization behind the Hebrew Home at Riverdale, will sponsor the development. The community is designed to pair high-end apartment residences with resort-style amenities while offering a continuum of care intended to evolve with resident needs.

"This groundbreaking represents more than the start of construction—it is the realization of a bold vision for how older adults can live with independence and vibrancy," said Jeffrey S. Maurer, Chairman of the RiverSpring Living Board of Trustees.

RiverSpring Living engaged Integrated Development II (ID2) as development consultant, Perkins Eastman as architect, and Consigli Construction as construction manager and general contractor. Financing for the project closed with support from Ziegler and HJ Sims, providing $632,925,000 through a tax-exempt bond transaction.

"River's Edge will redefine aging in New York City, offering a dynamic, engaging lifestyle in a setting that is both luxurious and deeply supportive as health needs change," said David V. Pomeranz, President & CEO of RiverSpring Living.

Occupancy is expected in December 2028. For the multifamily and senior housing sectors, River's Edge represents a notable example of integrating residential design, service-enriched amenities, and long-term care planning at scale. The project underscores trends in product diversification for older adults, large-scale financing mechanisms for senior housing, and the role of nonprofit operators in expanding care-oriented residential options within dense urban markets.
