Penzance Greenlights Ballston One Redevelopment, Enhancing Community Living in Arlington County

Penzance has recently made strides in the transformation of the Rosslyn-Ballston Corridor, as Arlington County has given the green light to redevelop the Ballston One office building into a modern residential hub. This progression marks a significant investment into the future of community living, reinforcing Penzance's commitment to the evolution and improvement of neighborhoods within the Mid-Atlantic region.

The plans for the Ballston One project encompass an array of residential options with 328 multifamily units housed in a 7-story building, to include studios, two-bedroom plus dens, and 13 unique two-story loft homes. The adaptive reuse of the existing underground parking garage is an innovative approach and maintains the ecological sensitivity of the project. In their effort to surpass Arlington County's environmental benchmarks, Penzance has incorporated LEED Gold certification standards, bird-friendly glass, and rooftop foliage into their development blueprint.

John Kusturiss, Partner at Penzance, underscores the community-first philosophy driving this project, stating, "Ballston One is a transformational project that is a continuation of Penzance's strong history of community-forward work in Arlington County. Our team is excited to reimagine this exceptionally-located property in Ballston to deliver a best-in-class residential offering that improves connectivity, walkability and quality of life for future residents and the neighborhood as a whole."

The upcoming residence is set to be an exemplar of multifamily living with amenities that significantly exceed the average provision, offering double the industry standard amenity space per unit. The community-focused design integrates a variety of features including an alluring landscaped courtyard, a rooftop terrace, a comprehensive fitness center, and a range of dedicated spaces for work and play that cater to a modern lifestyle.

Situated along the periphery of Route 66 and adjacent to the rejuvenated Ballston Wetland Park, Ballston One offers advantageous proximity to significant retail areas and transportation infrastructure, including an upcoming second entrance to the Ballston Metro Station. Pedestrian and cyclist access is also being vastly improved with a new shared-use path and other public enhancements.

The initiative is grounded in a robust neighborhood outreach process, which directly influenced the project's outcome in favor of public and environmental welfare. Alongside physical and community improvements, Penzance's dedication is also monetary, with substantial contributions amounting to around $3.2 million directed towards affordable housing to support Arlington County's goals for sustainable growth and equity.

The Ballston One project not only showcases Penzance's innovative approach to real estate development but also brings to light the importance of integrating community-driven design into the fabric of urban living.
