Pacific Urban Investors Bolsters Portland Presence with Strategic Acquisition of Ansley Murrayhill

In a strategic acquisition that signals continued growth and investment in the Portland metro area, Pacific Urban Investors has recently expanded their portfolio with the addition of Ansley Murrayhill, previously known as Meadow Creek. This 304-unit apartment community in the attractive Murrayhill neighborhood represents Pacific's tenth property in the region, bringing their total unit count to 2,610 across their Portland metropolitan holdings.

Meadow Creek's acquisition is notable not just for its addition to Pacific's substantial portfolio but also for the property’s prime location and potential for enhancement. The two-story, garden style community offers a considerable 608 parking spaces and is situated conveniently for residents, providing access to major employers like Nike and Intel and a variety of retail experiences. The area's appeal is compounded by the neighborhood’s esteemed schools and range of housing options.

Constructed in 1985, Meadow Creek has been preserved adequately through the years, yet it has seen limited aesthetic improvements, presenting Pacific Urban Investors with a ripe opportunity to refine the property's visual appeal. This includes upgrading unit interiors and enhancing the already substantial set of amenities, which boasts features such as a clubhouse, fitness center, game room, swimming pool, spa, racquetball court, and dog park.

Zach Williams, Vice President of Investments at Pacific, emphasized the value of the acquisition, stating, "In addition to the robust amenity set, there is ample green space between buildings, offering a pleasant living experience for residents. We are excited to add this community to our portfolio given the quality of the building and site, market fundamentals, and prospects for continued growth. The density of this community combined with the proximity to desirable lifestyle amenities and jobs is extremely difficult to replicate today."

Furthermore, John Fluke, Managing Director of Investments, highlighted the significance of the property's addition to the Murrayhill portfolio. "Pacific is excited to add a third community in the desirable neighborhood of Murrayhill with expensive for-sale housing options, well-regarded schools, and an abundance of retail amenities," he said. Fluke also noted the property's relatively unchanged condition since its original construction, providing a "blank canvas to implement specific improvements most valued by residents and prospects while preserving a significant value proposition in rent to more recent deliveries in the area."

As Pacific Urban Investors continues to invest in key markets, their latest acquisition of Ansley Murrayhill underscores a commitment to enhancing living experiences through careful property selection and thoughtful upgrades, thereby strengthening community appeal and market position.
