North & Valley: The NRP Group's New Venture to Address Las Vegas Affordable Housing Demand

The demand for affordable housing in Las Vegas, a city known for its rapid growth, is set to receive a significant boost thanks to The NRP Group's latest project. Groundbreaking for a 105-unit affordable housing community called North & Valley is on the horizon, demonstrating a concerted effort to bridge the housing gap for residents who earn between 50% and 60% of the Area Median Income (AMI). With its strategic placement in North Las Vegas, adjacent to a city-designated medical office campus and job center, the development underscores the critical need for inclusivity within fast-growing urban areas.

North & Valley stands out not merely for its capacity to provide affordable housing options but also for the quality of life it promises. The project will feature two four-story buildings over five acres, containing one-, two-, and three-bedroom residences, emulating resort-style amenities typically associated with market-rate communities. This departure from traditional affordable housing standards illustrates the NRP Group's commitment to fostering environments promoting health, connectedness, and a sense of well-being.

Mike Moriarty, NRP Group Vice President of Development, emphasized the depth of this commitment, stating, "Las Vegas is one of the fastest-growing regions in the country, yet housing supply hasn't kept up with demand, especially for working families. This project marks NRP's first affordable housing development in Las Vegas, and we're proud to bring our 30 years of experience creating high-quality communities to the region. As Las Vegas continues to experience explosive population growth and a deepening housing crisis, we're committed to being part of the long-term solution."

Residents of North & Valley can anticipate modern in-unit finishes such as stainless steel appliances, quartz countertops, designer cabinetry, wood-style flooring, and conveniences including washer and dryer connections. Beyond physical amenities, The NRP Group is exploring resident services and programming with a particular focus on potential collaborations with the nearby VA Hospital to support veterans.

The development's funding amalgamation highlights the collaborative efforts of public-private partnerships. Tax credit equity from US Bank, Deutsche Bank's construction-to-permanent loan, along with contributions from several regional housing funds, reflect the shared priority of addressing affordable housing within the community.

North & Valley's development is part of The NRP Group's broader investment strategy within the Las Vegas market. By the end of the year, the company plans to have commenced construction on nearly 1,200 units spread across four developments, amplifying their impact in a city where the housing crisis looms large.

By investing in communities like North & Valley, The NRP Group continues to build on its extensive portfolio, which includes the development of over 62,000 apartment homes since 1994 and the current management of over 30,000 residential units nationwide. Their efforts in Las Vegas further solidify their role as a leader within the multifamily apartment industry, integral to shaping affordable living solutions for burgeoning urban populations.
