NewStar Exchange Acquires Sweetwater Springs Atlanta Townhome Community and Launches DST Offering

NewStar Exchange, a subsidiary of NEWSTAR, has acquired Sweetwater Springs, a newly constructed Class A townhome apartment community in Atlanta and launched a Delaware Statutory Trust offering for accredited investors. The acquisition was completed on behalf of Newstar 17 Sweetwater Springs, DST.

The property comprises 95 two-, three- and four-bedroom homes averaging 1,803 square feet. Each home includes an attached garage and a private balcony or patio. Construction finished in 2025, and Sweetwater Springs was 94 percent leased at closing.

Community amenities are oriented toward resident convenience and lifestyle, and include a resort-style pool, cabana with restrooms and showers, an on-site maintenance and leasing office, a playground, and a dog park. Interior finishes feature luxury vinyl plank flooring, granite countertops, and stainless-steel appliances.

"We have evaluated more than 200 acquisition opportunities in our NEWSTAR Exchange business since launching in 2022, closing on just four properties through the end of 2025," said Boone DuPree, Chief Executive Office of NEWSTAR. "We have been selective in waiting for opportunities to invest in high quality communities in high quality locations, at the right price and with the right financing, and Sweetwater Springs meets those objectives fully. We look forward to a successful offering to accredited investors seeking tax deferral with the opportunity for passive income and appreciation in an attractive institutional real estate asset."

The transaction reflects continued institutional interest in suburban townhome product that blends single-family scale with multifamily operational efficiencies. For sponsors and operators, newly constructed communities that achieve immediate leasing velocity provide predictable cash flow profiles that align with the structure and objectives of DST offerings. For accredited investors, DSTs remain a vehicle to pursue tax deferral through 1031 exchange strategies while accessing passive ownership in professionally managed real estate.

Multifamily Leadership will continue to track how institutional capital and innovative ownership structures interact with evolving product types and resident preferences across markets. This acquisition highlights the interplay between product design, leasing performance, and capital markets in the current investment environment.
