Mill Creek Breaks Ground on Modera Neptune Coastal Midrise in Oceanside

Mill Creek Residential has broken ground on Modera Neptune, a new podium-style midrise in Oceanside, California located at 901 N Coast Highway near Neptune Way. The project will deliver 359 residential homes and a 62-room boutique hotel horizontally integrated into the eight-story building but operating independently from the residential portion. First move-ins are anticipated in fall 2028.

Modera Neptune sits within walking distance of Strand Beach and Ocean Harbor Beach and posts a Walk Score of 85. The site is close to Oceanside’s restaurants, breweries, cultural attractions such as the Oceanside Museum of Art and California Surf Museum, and regional transit nodes. Amtrak and COASTER service less than a mile away provide connections to Downtown San Diego in about 40 minutes and Downtown Los Angeles in roughly two hours.

Homes will range from one- and two-bedroom layouts spanning about 700 to 1,451 square feet, with select den plans and penthouses. Unit finishes include nine-foot ceilings, oversized windows, wood-style plank flooring, stainless steel appliances, quartz countertops, tile backsplashes, movable kitchen islands, soft-close cabinetry, in-home washers and dryers, and private patios or balconies. Smart living features will incorporate key fob access, guest management technology, smart thermostats and bulk WiFi. Designer baths will offer double vanities, quartz counters and tile shower surrounds.

The community’s amenity program emphasizes lifestyle and work flexibility: a rooftop resort-style pool and deck with hot tub, wellness spa with steam room/sauna and red light therapy, outdoor kitchens and dining, fire pits, clubroom, game room, karaoke room, golf simulator, landscaped courtyards, and a club-quality fitness studio with dedicated yoga/Pilates space.
