Mill Creek Breaks Ground on Modera City North in Desert Ridge

Mill Creek Residential has broken ground on Modera City North, a 330-home, wrap-style community in the emerging Desert Ridge neighborhood of North Phoenix. The project is a component of the larger City North master plan, a 100-acre, two million square-foot mixed-use development that will include retail, office, hotel and residential space. First move-ins are anticipated for summer 2028.

"Modera City North is a unique, well-positioned community that will capture the best of both metropolitan and tranquil living," said Brandon Finnie, vice president of development in Arizona for Mill Creek. "With its spacious floor plans, refined suite of amenities and proximity to the area's key employment centers, we believe the community will quickly ascend to a best-in-class option in a neighborhood brimming with increased demand."

Located at 20711 N 54th Street on the border of Desert Ridge and North Scottsdale and just north of Loop 101, the community sits near large employment centers including Republic Services, Sprouts, ASM, Banner Health, Nationwide and Axon. It is adjacent to Desert Ridge Marketplace and High Street and is less than two miles from Mayo Clinic Hospital and a regional American Express office.

Modera City North will offer one-, two- and three-bedroom homes with layouts up to 1,450 square feet. Interior features include oversized windows, nine- and 10-foot ceilings, wood-style plank flooring, stainless steel appliances, quartz countertops, soft-close cabinets with under-cabinet lighting, in-home washers and dryers, and private patios or balconies. Designer bathrooms will feature double vanities and tile shower surrounds.

Community amenities comprise a resort-style pool, hot tub and spa, outdoor dining, landscaped courtyards, resident clubhouse, game room, pet park and pet spa, and a club-quality fitness studio with yoga and Pilates space. Additional resident conveniences include conference and coworking spaces, garage parking with private EV-charging stations, digital package lockers, bike storage and extra storage. The community will be built to, and is pursuing, an NGBS Silver Certification.

The development underscores continuing multifamily industry priorities: integration with mixed-use environments, proximity to employment hubs, a broad amenity mix supporting wellness and hybrid work, and investments in sustainability and electrification infrastructure. Modera City North will add new rental product to a rapidly evolving submarket and represents a strategic expansion for Mill Creek in the Phoenix region.
