Mill Creek Breaks Ground on Modera Allston Midrise in Lower Allston

Mill Creek Residential has broken ground on Modera Allston, a contemporary midrise community in Boston’s Lower Allston neighborhood. The 240-home development at 250 Everett Street will offer studios and one-, two- and three-bedroom residences, with select den layouts and private patios or balconies. First move-ins are anticipated for early 2028.

"The Allston neighborhood has experienced exciting growth and continues to be a sought-after living destination," said Tim Alexander, managing director of development for Mill Creek. "We're excited to appeal to that demand with the development of Modera Allston. We're eager to get started and soon provide a top-of-market option for the area's current and future residents."

Modera Allston is sited for connectivity. The community sits adjacent to the Mass Turnpike, less than a mile south of Soldiers Field Road, and is within walking distance of the Boston Landing commuter rail station. Nearby recreational assets include the Charles River Reservation, a 17-mile urban preserve along the riverbanks.

Apartment interiors will include wood-style plank flooring, stainless steel appliances, quartz countertops, tile backsplashes, movable kitchen islands with storage, custom soft-close cabinetry, in-home washers and dryers, and smart home features such as smart thermostats and smart leak detection. Designer bathrooms will feature tile flooring, backlit mirrors, quartz countertops and tile shower surrounds, with double vanities in select homes. Building systems will support bulk WiFi, controlled-access guest technology and key fob entry.

Community amenities are configured for resident lifestyle and productivity, with a rooftop deck, grilling area, resident clubhouse, speakeasy-inspired lounge with sports simulator, coworking spaces, private workstations and offices, landscaped courtyards, a pet spa and a club-quality fitness studio. The property will provide controlled-access garage parking with EV-charging stations, ample bicycle storage and a bike repair station.

The project is being built to, and is pursuing, LEED Gold and Passive House Certifications, which include rigorous standards for energy-efficient buildings.

Modera Allston reflects ongoing industry emphasis on transit-oriented sites, amenity-rich living environments and higher sustainability standards. For owners, operators and investors, developments that integrate efficient building design, resident-focused amenities and connectivity respond to evolving resident expectations and regulatory priorities. Multifamily Leadership will continue to track how projects like Modera Allston influence market dynamics and operational practices across the sector.
