Mill Creek Opens Move Ins at Modera Rio Salado in Tempe Town Lake Neighborhood

Mill Creek Residential has opened move-ins at Modera Rio Salado, a 319-home, podium-style mixed-use community in Tempe’s Town Lake neighborhood. The property includes 3,500 square feet of street-level retail and is located at 835 W. Rio Salado Parkway, directly across from the 225-acre Tempe Town Lake, the Tempe Center for the Arts and the Tempe IDEA Biotech campus. The site sits just south of Loop 202 and provides direct connectivity to Arizona State University, Tempe Beach Park and nearby employment and retail corridors.

"We're excited to welcome our first residents to Modera Rio Salado, a premier community bringing new multifamily living to this dynamic corridor," said Tyler Wilson, senior managing director of development in the Southwest region for Mill Creek. "Like the area itself, the community is bike-friendly and will enable residents to easily connect to local attractions and everything within the east Phoenix area. We're eager to provide a standout residential option and offer a resort-style living experience."

Modera Rio Salado offers one-, two- and three-bedroom homes with select den and townhome layouts. Unit finishes include stainless steel appliances, quartz countertops, tile backsplashes, wood-style plank flooring, soft-close cabinetry, pull-down faucets, in-home washers and dryers and a range of smart home features such as smart thermostats and keyless entry. Select residences feature 10-foot ceilings, kitchen islands and private patios or balconies. Designer bathrooms offer double vanities and tile surrounds.

The community delivers three outdoor amenity decks and more than 14,000 square feet of interior amenity space. On-site offerings include an outdoor pool, outdoor kitchen and grill areas, landscaped courtyards, coworking spaces with private workstations, a clubroom with gaming and media lounge, a fitness center, yoga and Pilates studio, a hotel-inspired lobby and an outdoor pet park. Operational conveniences include complimentary high-speed WiFi in common areas, a bike repair station and dedicated bike storage, digital package lockers and a controlled-access parking garage with EV charging stations. Modera Rio Salado reports a Bike Score of 95 and walkable access to Tempe Beach Park and nearby cultural and dining destinations.

For multifamily operators and developers, Modera Rio Salado underscores continued focus on location-driven, amenity-rich product that aligns with resident mobility preferences and hybrid work patterns. The project integrates residential living with retail and community assets, and its amenity and technology set supports both daily life and remote work needs for residents.
