Milestone Group Expands Portfolio with Strategic Acquisitions in Intermountain Region

The Milestone Group, maintaining its reputation for strategic expansion, has recently acquired two Class A garden-style multifamily communities, marking significant additions to their Intermountain regional portfolio. These acquisitions encompass the Bucking Horse Apartments in Fort Collins, Colorado, and the Prelude at Paramount in Meridian, Idaho. Both properties reflect the group's commitment to investing in markets with substantial growth potential, strong demographic tailwinds, and vibrant economic landscapes.

Bucking Horse Apartments, nestled within a larger master-planned community, offers 322 units that boast a balance of accessibility and recreational opportunities. "Bucking Horse Apartments features highly sought-after amenities, numerous recreational options, and exceptional access to regional employment centers. The Fort Collins market is characterized by strong fundamentals for growth, high barriers to entry, and 95% market occupancy with limited supply in the pipeline," says Rich Ritter, Vice President of Acquisitions at Milestone. The area's robust investment and job growth, driven by projects such as a $150 million Marvel Fusion laser research facility and expansions of Amazon and Colorado State University facilities, indicate a promising future for residential demand.

Complementing the acquisition, Prelude at Paramount in Meridian offers 280 units within a community poised for significant enhancement. Ritter explains the strategic value of this move: "Prelude at Paramount provides significant enhancement potential in one of the most dynamic growth corridors in the Mountain West, supported by exceptional demographic and economic momentum. Acquiring the asset at a basis well below replacement cost creates an attractive entry point that, when combined with our value-enhancement business plan, positions the property to capture long-term demand and appreciation." The city of Meridian has reported a growth rate of over 20% since 2020, reaffirming Milestone's decision as forward-looking and opportunistic.

Both properties exemplify a blend of modern living with community-focused designs and are positioned in markets that benefit from technological, medical, and educational job growth. As companies like Milestone continue to navigate the complexities of the multifamily industry with such acquisitions, they set the standard for investment strategies that prioritize sustainable growth and innovation, aligning with the broader trends and needs of flourishing suburban markets.
