MG Properties Bolsters Portfolio with $64M Acquisition of The Pearl at St. Rose Amid Las Vegas Expansion

MG Properties, recognized for its impactful real estate investment and management expertise, has recently fortified its multifamily portfolio through the strategic acquisition of The Pearl at St. Rose for $64 million. This purchase underscores MG Properties' robust activity in the market, as they wrap up a year punctuated by the assimilation of an additional 3,250 units across nine properties, amounting to an investment surpassing $1 billion.

The Pearl at St. Rose is a distinguished garden-style apartment community within the sought-after Silverado Ranch master-planned enclave in Las Vegas, Nevada. Residents of this 270-unit property enjoy the convenience of being situated along the thriving St. Rose Corridor, with its easy access to local retail options and myriad amenities. Moreover, the community offers efficient transit routes to various employment hubs in the Las Vegas Valley. Showcasing an assortment of modern interior features and generous floor plans since its inception in 2000, The Pearl at St. Rose also boasts recreational facilities that include a resident clubhouse, a pool and spa, a fitness center, and a dog park, catering to a contemporary lifestyle.

Jeff Gleiberman, President of MG Properties, commented on the expansion, "We are excited to expand our presence in Las Vegas and further leverage the efficiency of our regional operations there." He further elaborated on the promising outlook of the market, highlighting Las Vegas's economic growth, "Given continued economic expansion and diversification coupled with limited future supply, we are very bullish on the long-term fundamentals and growth potential of the market."

This optimistic market projection was shared by the noteworthy sellers, an affiliate of The CONAM Group. Representing their interests throughout the transaction were Charles Steele, John Cunningham, and Jared Glover of Berkadia. Also instrumental in this significant deal was the financing arm provided by Freddie Mac, which was facilitated by Kevin Mignogna, Charlie Haggard, Lee Scott, Joey Guarino, and Michael Beach, also of Berkadia.

As MG Properties continues its calculated expansion in Las Vegas—a region currently experiencing an economic upswing and favorable conditions for multifamily investments—it sets a solid example of strategic growth and positioned leadership within the industry. Placing value on market fundamentals and operational efficiencies, the company's latest acquisition of The Pearl at St. Rose not only reinforces their existing portfolio but also underpins the potential for sustained success in the Las Vegas real estate market.
