Lincoln Avenue Communities Launches Marshall Pointe, a Major Affordable Housing Project in Arvada

In a notable advancement for the affordable housing sector, Lincoln Avenue Communities (LAC) has marked the commencement of a significant project in Arvada, Colorado. The Marshall Pointe Apartments, an anticipated four-story, 260-unit affordable housing community, held its groundbreaking ceremony, solidifying LAC's dedication to the development of cost-sensitive living spaces. Expected to begin leasing in September 2026, the complex aims to address the housing needs of families in a region experiencing rapid growth.

Ben Taylor, LAC's vice president and project partner, remarks, "We are proud to commence work today on LAC's second ground-up development in the Denver metro area. Marshall Pointe will provide high-quality, affordable housing for families in one of Colorado's fastest-growing communities."

A unique aspect of the Marshall Pointe project lies in its commitment to affordability, catering to residents earning between 30% and 70% of the Area Median Income (AMI). This initiative exemplifies LAC's mission-driven approach, providing a range of communal amenities including adult and children courtyards, a fitness center, and a lounge area. Housing units are to be furnished with Energy Star appliances and practical features such as balconies and ample closet space, ensuring comfort and efficiency.

Furthermore, the project exhibits a collaborative spirit, partnering with Family Tree, a renowned human services agency, to incorporate supportive housing on-site. This union facilitates a forward-thinking 'Corridor of Housing Advancement', bolstering the tenet of sustained residency within the community and illustrating a progressive model for future developments.

Financial backing for Marshall Pointe is robust, thanks to the Arvada Housing Authority (AHA) and the Colorado Housing and Finance Authority (CHFA), who provided crucial tax credits and permanent financing. Support does not stop there; with the Colorado Department of Local Affairs allocating $5 million for land acquisition under Operation Turn Key, and the involvement of the National Equity Fund (NEF) and JP Morgan Chase, the project capitalizes on a strong network of institutional resources.

As Marshall Pointe Apartments progresses, it stands as a testament to the multifaceted approach required to address affordable housing challenges. Through strategic partnerships and innovative financing, such initiatives pave the way for more inclusive communities, making affordable living a reachable goal for a broad spectrum of residents.
