Harbert South Bay Partners And Momentum Senior Living Deliver The Marianne On Inwood Luxury Senior Living Community In Dallas

Harbert South Bay Partners and Momentum Senior Living will deliver a new luxury senior living community in Dallas designed to meet rising demand among older adults in the city. The Marianne on Inwood will occupy a 3-acre site and offer 162 residences across independent living, assisted living and memory care: 96 independent living units, 42 assisted living and 24 memory care residences with a mix of studio, one- and two-bedroom floor plans.

According to the city of Dallas, seniors age 65 and older have grown five times faster than the rest of the population and accounted for roughly one-third of the city’s growth over the past decade. "As the first baby boomers turn 80 in 2026, demand for high-quality senior living in Dallas is rising," said Patrick McGonigle, CEO of Dallas-based Harbert South Bay Partners, LLC, developer of the community.

The Marianne combines Harbert South Bay Partners’ local experience with Momentum Senior Living’s operating expertise. This marks Harbert South Bay Partners’ first Dallas development since the late 1990s and is sited approximately 3 miles from the firm’s corporate headquarters. Arcadis is the design firm, and plans emphasize a refined aesthetic that reflects the character of the Inwood neighborhood. Entry features include a waterfall and curated artwork intended to establish a calm, oasis-like atmosphere.

Amenities are aimed at a holistic lifestyle and include multiple dining venues, a movie theater, art studio, salon, indoor and outdoor pools, a fitness center, golf simulator, dog park and expansive courtyards. The community is positioned in a walkable area near Park Cities, Preston Hollow and the Dallas Medical District. "The Marianne brings a vibrant, amenity-rich senior living experience with opportunities for engagement in the city and beyond," said Josh Johnson, CEO of Momentum Senior Living.

For multifamily leaders, The Marianne underscores two observable trends: the growing importance of purpose-built senior housing in urban markets experiencing demographic shifts, and the value of partnerships that pair local market knowledge with specialized operating platforms. Design and amenity programs that reflect community character and support aging in place will be central to how operators meet demand for higher-acuity and lifestyle-driven senior living options.
