Lincoln Avenue Communities Opens Leon Creek Flats in San Antonio Its First Ground Up Affordable Housing Project in Texas

Lincoln Avenue Communities (LAC) marked the grand opening of Leon Creek Flats in San Antonio this month, celebrating the developer’s first ground-up affordable housing project in Texas. The 308-unit community opened with participation from local business leaders, community officials and LAC representatives.

Leon Creek Flats offers a mix of one-, two- and three-bedroom apartments. Of the 308 units, 261 will lease to households earning at or below 60 percent of the area median income, while 47 units are reserved for households earning below 30 percent AMI. Shared amenities include a fitness center, clubhouse, pool, covered grilling area and a dog park. On-site services such as after-school programs will be available free of charge for families.

"LAC is proud to work with our local partners to meet the needs of communities impacted by the affordability crisis," said Blake Hopkins, LAC Vice President and Regional Project Partner. "Leon Creek Flats provides hundreds of San Antonio families with access to high-quality, affordable homes with amenities and on-site resources that support long-term stability."

"LAC is proud to officially open our first ground-up development in Texas," said Leslie Roering, LAC Vice President, Regional Development. "Leon Creek Flats demonstrates our commitment to expanding affordable housing in markets where the need is greatest, and we look forward to making an impact in this community for many years to come."

This development underscores how mission-driven acquisition and development strategies are being deployed to increase supply for lower-income households while integrating resident services and amenities that support stability. For operators and investors in the multifamily sector, projects that combine affordability targets with on-site programming reflect a growing emphasis on resident outcomes as part of property design and operations.

Multifamily Leadership will continue to track developments that expand affordable housing capacity and integrate services that support long-term community stability.
