Knightvest Expands Dallas Presence With Acquisition Of Ardan And Announces Value Add Renovations

Knightvest Capital has acquired Ardan, a 389-unit Class A high-rise built in 2018 in the West Village neighborhood of Uptown Dallas. The property is positioned within a highly walkable area with immediate access to Uptown, Downtown, Knox/Henderson, and the Katy Trail.

Knightvest plans a comprehensive value-add renovation program focused on modernizing Ardan’s large indoor amenity space. Planned upgrades include a full refresh of the clubhouse, fitness center, and pool area to enhance competitiveness with newer luxury product in the submarket. A select number of units will receive premium finish renovations, and common area, landscaping, and technology improvements such as smart home features and bulk Wi-Fi will be implemented to elevate the resident experience.

"At Ardan in Uptown, we are genuinely excited to continue our strategy of acquiring premier institutional-quality properties at deep discounts to replacement cost. These opportunities allow us to deliver exceptional value to our investors while positioning high-quality assets for long-term growth and outperformance in a recovering market," said David Moore, Knightvest founder and CEO.

The acquisition deepens Knightvest’s presence in Dallas’ urban core and reflects a concentrated market approach intended to leverage local knowledge and operational execution. For owners and operators, Ardan’s planned amenity and technology enhancements illustrate ongoing industry priorities: preserving and enhancing asset competitiveness through targeted capital improvements that address both lifestyle and connectivity expectations among residents.

Multifamily Leadership will continue to track how value-add programs and technology integrations shape performance in urban core submarkets, and how operators balance capital allocation between unit-level upgrades and amenity-driven resident retention strategies.
