Kennedy Wilson Bolsters Multifamily Holdings with $166M Acquisition of Properties in Nevada and Arizona

In a series of strategic moves to fortify their presence in the multifamily market, Kennedy Wilson has recently completed the acquisition of two substantial properties, Tides on Commerce and Finisterra. Valued collectively at $166 million—excluding closing costs—the transactions signal a robust investment in the regions of North Las Vegas, Nevada, and Tempe, Arizona. These acquisitions underscore the company's adeptness in leveraging market opportunities to bolster its significant portfolio.

By infusing $61 million of equity, Kennedy Wilson positions itself favorably with these low-density, garden-style communities that promise a variety of unit configurations and amenities expected from premier residential properties. These communities not only enhance Kennedy Wilson's multifamily segment but also exemplify its strategic commitment to recognizing and nurturing prime housing in areas poised for growth.

According to Kurt Zech, President of Kennedy Wilson's multifamily division, "These acquisitions reflect our team's ability to leverage our local expertise and source attractive investment opportunities at a discount to replacement cost. Both communities are located in markets emerging from a period of elevated deliveries and concessions and entering a period of strong economic growth with minimal new supply. We are excited to build on Kennedy Wilson's long-held strategy of identifying and improving high-quality communities that provide relative affordability in burgeoning markets with the support of our strategic partners."

Tides on Commerce is situated in a locale with remarkable momentum—North Las Vegas—one of Nevada's most rapidly expanding cities. With projections of sustained robust growth, the property enjoys proximity to significant employment hubs, buoyed by the flourishing industrial and healthcare sectors.

On the other hand, Finisterra graces the South Tempe submarket, lending residents access to top-tier educational facilities within the Kyrene School District, a plethora of retail outlets, and leisure activities. Its advantageous location further provides residents with expedient access to major employment centers via prominent transportation corridors.

In these transactions, Kennedy Wilson demonstrates astute leadership in the multifamily arena. Holding an approximate 14% interest in the commingled fund responsible for acquiring these properties, Kennedy Wilson will also oversee their asset management. The acquisition of these communities is a testament to Kennedy Wilson's ability to identify and capitalize on market trends, positioning the company as a leader in the industry.
