Morrison Avenue Begins Construction on Hilltop Athens Two Hundred Twenty Two Bed Student Housing Near University of Georgia

Morrison Avenue Capital Partners has closed and begun construction on Hilltop Athens, a 222-bed purpose-built student housing community located at 218 North Avenue in Athens, Georgia. The project sits within a mile of the University of Georgia campus and downtown Athens and targets growing demand for quality student housing in the market.

Hilltop Athens will combine luxury townhomes and garden-style flats with community amenities that include a clubhouse, fitness center, pool, and grilling pavilion. Unit layouts range from one- to four-bedroom plans and will feature luxury countertops, stainless steel appliances, in-unit washer and dryers, high-speed internet, smart-home technology, and private outdoor space.

"We look forward to delivering this community to meet the needs of the growing University of Georgia student population, said Hansen Babington, partner at Morrison Avenue Capital Partners. We re committed to providing an unmatched student housing experience to residents who desire design-forward spaces that are walkable to campus."

Construction is being led by Athens-based Cloverleaf Construction. Local property manager CollegeTown Properties will oversee operations, and Renasant Bank provided debt financing. Morrison Avenue expects Hilltop Athens to be delivered ahead of the fall 2027 semester.

This development extends Morrison Avenue’s Hilltop brand, following Hilltop Auburn in Auburn, Alabama, which is currently under construction and fully preleased for the 2026-2027 academic year. Morrison Avenue, founded in 2012, manages approximately $900 million in assets and focuses on multifamily and student housing development and acquisitions across the Southeast using a data-driven investment approach.

For operators and investors in the student housing sector, Hilltop Athens underscores continued interest in walkable, amenity-rich, purpose-built communities that align with student preferences for connectivity and convenience. The project highlights the role of local construction and management partnerships in bringing large-scale student housing developments to market on a predictable timeline.
