Hamilton Zanze Sells Villages at Parktown, Capping Off Strategic Enhancements with Success

In a significant move by Hamilton Zanze, a premier real estate investment firm specializing in multifamily properties, the company has successfully completed the sale of Villages at Parktown. This 309-unit garden-style community is located in the increasingly desirable area of Deer Park, Texas, and has been under the firm's sponsorship since May 2014.

According to Anthony Ly, the senior director of transactions at Hamilton Zanze, ambition and strategic enhancements have been key in the success of this venture. "We are thrilled with the sale of Villages at Parktown," Ly commented. "This community represented a unique opportunity in a limited-supply submarket, and its larger units, including some as spacious as 1,600 square feet, proved highly attractive to residents. By building on that foundation through unit upgrades and the addition of a brand-new clubhouse and pool, we were able to create a better resident experience." This statement highlights the firm's innovative approach to creating value and improving the day-to-day living environment for residents.

Villages at Parktown stands out not only because of its spacious living options, which range from 810 to a substantial 1,600 square feet but also due to its strategic location. Approximately 20 miles southeast of Houston and in close proximity to Trinity Bay, the property is well-positioned for commuters. Accessibility to major highways such as Highway 225, Interstate 10, and the Sam Houston Tollway aid in connecting residents to the greater Houston area and other points of interest.

With amenities designed to foster an engaging community environment, such as an Olympic-sized swimming pool, fitness center, and an onsite playground, the pet-friendly community caters to a diverse set of needs and lifestyles. Moreover, upgraded units featuring modern finishes like quartz countertops and wood-style flooring add a touch of sophistication and convenience for the residents.

The vicinity of Villages at Parktown is equally enriching, with nearby dining, entertainment, and outdoor attractions like The Battleground Golf Course and San Jacinto Battleground State Historic Site.

As the ninth disposal by Hamilton Zanze in 2025, this sale adds to the already impressive tally of over $4.5 billion in multifamily properties transacted since the company’s inception in 2001. These figures not only demonstrate the company's sustained growth and operational efficiency but also their understanding of market dynamics and commitment to enhancing resident experience through innovative property enhancements. The success of the Villages at Parktown is a testament to the company's insight and expertise in the multifamily apartment industry.
