Hamilton Zanze Marks Strategic Expansion with Acquisition of Village of the Pines in Reno

Hamilton Zanze, a renowned multifamily real estate investment firm with headquarters in San Francisco, has affirmed its position as a forward-thinking leader in the industry by sponsoring the acquisition of the garden-style apartment community, Village of the Pines, situated in Reno, Nevada. The firm's affiliate, Mission Rock Residential, has enthusiastically taken the helm of management for the property, signaling Hamilton Zanze's committed foray into the promising Reno market.

President and Chief Investment Officer David Nelson expressed the strategic vision driving the firm's latest move, stating, "We've long admired the Reno market, and we're excited to sponsor the acquisition of Village of the Pines. This investment presents a fantastic opportunity for HZ investors to participate in Reno's post-COVID growth. We were able to assume a highly accretive, fixed-rate agency loan that ensures strong cash flow throughout the hold period. This opportunity was sourced off-market through HZ's strong relationships in the region. We look forward to pursuing additional investment opportunities in the rapidly growing Reno market."

The Village of the Pines, nestled at 700 E Peckham Lane, boasts 272 homes that range from one to three bedrooms, featuring different floor plans to cater to diverse preferences. The community's establishment in 1974 presents an opportune moment for rejuvenation under the adept management of Mission Rock Residential. Its prime position adjacent to the critical Interstate 580 corridor places the property within a convenient distance from commercial highlights such as the Meadowood Mall, Reno-Sparks Convention Center, and the Atlantis Casino Resort Spa.

Residents of Village of the Pines are privy to a range of community amenities which reiterate the property's appeal. These include a welcoming outdoor swimming pool, designated barbecue and picnic areas, covered parking, a playground, and an onsite gym. Additionally, the comforts extend to the households with features like wood-style flooring, air conditioning, high-speed internet access, and private outdoor spaces contributing to an enhanced living experience.

This latest transaction highlights Hamilton Zanze's sixth acquisition in 2025, with a significant focus on the burgeoning Reno area, as evidenced by two previous June acquisitions, Lakeview and Sand Pebble/Spanish Oaks. Through these strategic investments, Hamilton Zanze not only bolsters its portfolio but also showcases its commitment to understanding and responding to the evolving dynamics of regional markets, positioning itself and its investors to capitalize on niche growth opportunities within the multifamily sector.
