Hamilton Zanze Expands Portfolio with Acquisition of Two Reno Apartment Communities

In a recent strategic move, Hamilton Zanze, a renowned multifamily investment firm based in San Francisco, has underwritten the acquisition of two apartment communities within the bustling Reno metropolitan area. This transaction signifies a growth milestone for the firm and demonstrates a confident investment in the region's evolving market.

The company facilitated this expansion by leveraging HZ Capital Partners Fund I, their discretionary fund dedicated to purchasing multifamily properties. Alongside New York Life Real Estate Partners, a trusted joint venture partner, they're propelling the multifamily landscape forward. The management reins of Lakeview and Sand Pebble/Spanish Oaks have been handed over to Mission Rock Residential, an affiliate sector within Hamilton Zanze's umbrella.

David Nelson, Hamilton Zanze's president and chief investment officer, communicated his optimism about the firm's growth in the area, stating, "We're thrilled to be expanding our portfolio in Reno—a market that continues to demonstrate strong fundamentals. With its business-friendly climate, a limited multifamily supply pipeline and recent investments from Amazon, Google, and Tesla, Reno is well-positioned for sustained rent growth. We're eager to unlock value at both assets through a strategic value add program, including unit renovations, building upgrades, and enhancements to the common areas and amenities."

Immersed in the locality of 2600 East Shore Drive in Reno, Lakeview offers 328 residential units ranging from studios to three-bedrooms. Residents enjoy a suite of amenities such as a swimming pool, fitness area and recreational facilities, all within proximity to the conveniences of the Reno Convention Center.

Similarly, Sand Pebble/Spanish Oaks, located at 1877 El Rancho Drive in Sparks, presents 448 homes with an array of features intended for comfort and leisure. Standout amenities at this community founded in 1983 include a resident clubhouse, swimming pool, and sports facilities, which underscore the comprehensive living experience provided.

Adding to the positive sentiment, Albert Pura of New York Life Real Estate Investors conveyed, "We're excited to continue our relationship with Hamilton Zanze. The opportunity to acquire these assets was very attractive given the outlook for Reno, initial basis, as well as the multiple layers to drive additional value."

This acquisition not only reflects Hamilton Zanze's strategic acumen in identifying prime market opportunities but also their commitment to enhancing the livability and value of the multifamily communities they invest in. With such prudent oversight and a clear vision for growth, this venture is a testament to the potential the Reno market holds for investors and residents alike.
