Guardian Marks Multifamily Milestone with $497 Million Acquisition Boosting Affordable Housing Commitment

Guardian has recently edged its name further into multifamily history with the completion of a mammoth $497 million property acquisition across Oregon and New Mexico. Such a deal is not only the largest for Guardian to date but also ranks as one of the most significant in the U.S. for the year 2025, marking a milestone for the industry at large.

With the addition of 15 properties, encompassing 3,050 units all constructed post-2000, Guardian's portfolio reflects the organization's dedicated approach to preserving multifamily affordability. High occupancy and low turnover rates define these newly acquired properties, which are ‘post-15’ LIHTC communities—a nod to their subsidized housing origins and potential risk of market rate conversion. In line with this, Guardian has showcased remarkable commitment by voluntarily transitioning some market-rate units to 60% AMI, fortifying its pledge to support working families and reinforce affordability.

In the words of Tom Brenneke, President of Guardian, "This transaction represents a pivotal moment for Guardian as we advance our mission to preserve and expand quality affordable housing. Partnering with NEF allows us to safeguard thousands of homes while expanding our footprint into New Mexico and deepening our presence in Oregon. Together, we are proving that large-scale preservation can be both financially sound and rooted in community well-being."

The transaction unfolded in two phases, beginning with two Portland-area properties backed by AEW and concluding with a sweeping venture that brought 13 properties into the fold through a collaboration with NEF and JPMorgan Chase. Guardian effectively accelerated ownership transfers with state regulatory bodies at the helm, reinforcing the stability of these housing options for residents.

Daryl Shore, Senior Vice President of Structured Finance at National Equity Fund (NEF), echoes the sentiment of long-term partnership and vision, stating, "At NEF, we remain committed to connecting people, providing innovative capital solutions and investing in brighter futures. Our integrity and stability as an organization stem directly from developing deep, meaningful relationships with our partners, which allows us to push boundaries and engage across every aspect of the multifamily affordable housing space through a mission-oriented, socially impactful approach."

This significant investment not only broadens Guardian's presence geographically but also embeds its enduring ideology of being a vigilant guardian for affordable housing. "Guardian has always believed that stability in housing creates stability in lives," Brenneke reiterates, "This acquisition represents the type of large-scale, mission-driven investment we will continue to pursue in partnership with like-minded organizations, ensuring families across the Northwest and Southwest have access to safe, stable, affordable homes."

Such a strategic move fortifies Guardian’s position as an industry leader committed to sustainable growth, innovation, and community development. And as the multifamily sector continues to evolve, Guardian's latest acquisition is a testament to the power of partnership and the critical role affordability plays in the fabric of U.S. housing.
