Greenwood Star Holdings Secures Strategic Multifamily Acquisitions in Atlanta Suburb

Greenwood Star Holdings has markedly expanded its portfolio with the strategic acquisition of two multifamily communities in the Atlanta suburb of Doraville, Georgia. These acquisitions stem from Greenwood Star's Regulation D, 506(c) offering through its private, open-end real estate investment trust, Greenwood Star Income and Growth Trust (GSREIT). The initiative underscores a commitment to selecting high-quality, income-producing multifamily assets that present considerable promise for sustainable income and growth.

The newly acquired properties – Parkside Apartments, encompassing 281 units, and Creekside Apartments, totaling 96 units – reflect a calculated investment strategy. Parkside was secured for $31.5 million and Creekside for $15.5 million, both amounts representing significant discounts of 23% and 35% respectively compared to their comparable sale prices. The deals also involve the assumption of favorable long-term financing, which further heightens the investment appeal of these properties. Each community is encumbered by an accommodating 3.63% Fannie Mae loan set to mature in August 2029, offering both stability and low-cost financing.

Discussing the strategic merits of these acquisitions, Greenwood Star's Chairman and CEO, Lisa Li, noted, "Doraville is an in-demand submarket of Atlanta that continues to demonstrate resilient fundamentals, creating a competitive rental housing environment. With our integrated property management capabilities, and the ability to assume the 3.63% Fannie Mae loans, we believe that Parkside and Creekside are well-positioned to deliver significant value to investors."

Doraville's suburb provides a compelling backdrop for this investment move, being an area characterized by strong population growth, a vibrant job market, and high occupancy rates. These factors are bolstered by the affordability aspect, for mortgage payments in the area notably exceed monthly rental costs at Parkside and Creekside, thus heightening the allure of rental options.

As Multifamily Leadership observes this development, the strategic foresight of Greenwood Star Holdings remains evident. The ability to identify value and secure assets under favorable financial terms represents a sophisticated approach to investment in multifamily properties. The commitment to serving investors with judicious acquisitions reflects an understanding of market dynamics and a focus on operational excellence, which are fundamental to the success and sustainability in the multifamily apartment industry.
