GMH Communities and AEW Capital Management Seal Acquisition of Key Student Housing Near Clemson and LSU

In a significant move within the multifamily apartment industry, GMH Communities and AEW Capital Management have jointly acquired two prime student housing communities close to Clemson University and Louisiana State University. This strategic acquisition expands their portfolio by adding more than 2,000 beds, strengthening their long-standing presence in the sector.

Gary Holloway, Jr., chief executive officer and president, GMH Communities, highlights the rationale behind this investment. "For 40+ years, GMH has been a leader and innovator in the student housing industry," he said. "We stay ahead of trends in the industry and understand what students seek in a community. The acquisition of Dockside and Flatiron underscores GMH's commitment to investing in high-quality, well-located assets within fundamentally strong markets."

The move is indicative of GMH's ability to leverage decades of experience to spot assets that exemplify their strategic vision in student housing. The statement by Holloway resonates with a deep understanding of the sector's dynamics, signaling a concise and carefully crafted growth plan.

AEW, confirming its confidence in the student housing market, recognizes the significance of these assets. "AEW is thrilled to expand its student housing portfolio in partnership with GMH," said Adam Schwank, portfolio manager and managing director at AEW Capital Management. "Dockside and Flatiron exemplify the attributes we seek in high-performing student housing assets: modern construction, generous common area spaces for students and prime locations adjacent to growing Power 4 universities."

The 633-bed community of Dockside, set to be rebranded as The Cove at Clemson, offers a premier lakefront setting with direct marina access, while the 293-bed Flatiron stands out as one of the few pedestrian-oriented housings in Baton Rouge, reinforcing the importance of convenience for student residents.

It is evident that the underlying catalyst for this transaction is the growing demand for quality off-campus student housing driven by rising university enrollments. With this partnership, GMH and AEW are poising themselves to elevate the standard of student living, providing well-situated living spaces that support both academic and social development.

As industry leaders, their commitment to the student housing space not only reflects a finely tuned investment strategy but also serves to underscore the potential for continued growth and development within adjacent university communities. The multifamily apartment industry will certainly be watching as GMH and AEW enhance these communities and set new benchmarks for quality student housing.
