Ginkgo Residential Secures Major 647-Unit Multifamily Portfolio in Charleston Market Expansion

The multifamily real estate landscape continues to evolve, and Ginkgo Residential is staying ahead of the curve with its latest acquisition in the Charleston, South Carolina metropolitan area. In a strategic move that underscores Ginkgo's commitment to growth in high-potential markets, the company has added a significant 647-unit portfolio to its holdings, encompassing five multifamily communities with a 93.5% occupancy rate and an average unit size of 991 square feet.

This acquisition, finalized in partnership with J.P. Morgan Real Estate Income Trust, Inc. (JPMREIT), is Ginkgo’s second in 2025 and solidifies its presence in the region. Among the acquired properties are Brackenbrook Apartments, North Bluff Apartments, The Landing, Sawbranch Apartments, and Woodlocke Apartments—all situated in workforce housing submarkets near key employers including Boeing, Mercedes-Benz Vans, and Trident Health.

With a history of professional management and heavy investment in long-term capital improvements by the previous owners, these properties present a golden opportunity for enhancement. Ginkgo Residential, known for its adeptness in operational improvement and long-term value creation, intends to focus on crafting a superior resident experience and strengthening the assets' market positioning.

Bill Green, Co-CEO and Principal at Ginkgo Residential, has expressed the company's enthusiasm, stating, "This is a portfolio we've been tracking for several years, and we're excited to have the opportunity to acquire it. Its long-term ownership and strong physical condition provide a rare foundation for both operational improvement and long-term value creation."

Strong housing fundamentals in the Charleston area, demonstrated by consistent job and population increases, support the demand for quality housing options. This trend is met with Ginkgo's aspirational approach to multifamily investments, as Kiel Bollero, Director of Acquisitions at Ginkgo Residential, reinforces, "These communities have been very well maintained, and with our proven operating platform, we believe we can unlock significant additional value while continuing to serve the growing demand for quality housing in Charleston."

Ginkgo's growth through strategic acquisitions, including the recent addition of a Wilmington, N.C. community, shows a clear eye for emerging market opportunities. With each new investment, Ginkgo demonstrates its commitment to the multifamily sector and its potential for sustained growth through innovation and leadership. The Charleston acquisition, in particular, illustrates a targeted approach to capitalizing on the robust workforces and communities in high-growth Southeastern markets.
