GID Residential Partners Expands Into Mid Atlantic With Duncan Jones Leading Initiative

GID has announced the expansion of its national development platform, GID Residential Partners, into the Mid-Atlantic market and the appointment of Duncan Jones as Senior Managing Director to lead the initiative. The move extends GID’s vertically-integrated approach—owner, operator, developer and investor—across Maryland, Washington D.C., Northern Virginia and North Carolina, supported by the firm’s $32.1 billion in assets under management.

The Mid-Atlantic entry builds on GID’s recently launched GID Residential Partners platform and reflects the firm’s focus on markets where fundamentals—including population growth, employment trends and housing demand—have historically supported real estate investment activity. GID says its internal capabilities in development, design, construction and property management create alignment and consistency for executing opportunities in the region.

"Expanding into the Mid-Atlantic represents a natural next step as we strategically scale GID Residential Partners, said Sean Caldwell, President of GID Residential Partners. The region offers a compelling opportunity for long-term growth, and Duncan s strong experience across these markets positions him well to lead our efforts and establish a meaningful presence."

Duncan Jones brings two decades of multifamily experience, including 16 years as a developer in the broader Mid-Atlantic and seven years leading multifamily development at Akridge as Senior Vice President and Director of Multifamily. Over his career he has led or contributed to 25 communities and more than 7,000 homes across rental and for-sale product types.

"GID s fully integrated platform provides a strong foundation to execute development opportunities across the Mid-Atlantic, said Duncan Jones. I look forward to working with the team to grow the platform and deliver well-designed communities in these key markets."

Since launching last year, GID Residential Partners has established a pipeline of roughly 3,500 units across Atlanta, Houston, Austin and Denver. The platform is expanding in Florida and Georgia and plans further growth into markets across the Northeast, Southeast, Southwest and West.

"The Mid-Atlantic presents a strategic opportunity for our residential platform, supported by its resilient economic base and consistent demand for housing, said John Gagnier, President, GID Development. Bringing on experienced leaders like Duncan underscores our focus on building a high-quality team with local insight to support continued expansion in these key markets."

GID’s track record includes landmark projects such as Waterline Square in New York, High Street in Atlanta and Cirrus and Stratus in Seattle. The firm’s national expansion via GID Residential Partners highlights the ongoing trend of vertically-integrated platforms scaling into regions where local leadership and integrated execution can accelerate project delivery and market presence.
