Garden Station Gains Key Approvals in Villa Park Poised to Become Nations Largest Net Zero Mixed Use Development

Garden Station, a 348-unit mixed-use residential community in Villa Park, Illinois, has cleared key municipal approvals and is positioned to move forward toward construction. The project, located within the village's Transit-Oriented Development district, recently received re-approval from both the Village of Villa Park Planning and Zoning Commission and the Zoning Board of Appeals and is awaiting final action from the Village Board of Trustees in the coming weeks.

When complete, Garden Station is expected to be the largest net-zero mixed-use residential development in the United States. The design incorporates Passive House principles and advanced energy-efficient technologies to lower utility costs and reduce environmental impact, while delivering high-quality residential options in DuPage County.

"Garden Station represents the future of multifamily living," said Dr. Ganesan Visvabharathy, Founder and CEO of Hawthorne World. "Our vision is to create a community that combines environmental responsibility, exceptional resident experiences, and attainable living opportunities. This project demonstrates that sustainable development and affordability can go hand in hand."

The development previously experienced delays tied to a senior lender default and a foreclosure action initiated by a bridge lender. Following dismissal of the foreclosure lawsuit and the placement of a substitute lender, the project is advancing with renewed momentum.

Garden Station’s location within a TOD district positions residents for direct access to public transportation and nearby employment, retail, dining, and recreation in the greater Chicago region. Municipal approvals and the project’s financing resolution underscore the practical steps required to deliver large-scale sustainable multifamily projects.

For the multifamily industry, Garden Station illustrates several converging trends: integrating rigorous sustainability standards into market-rate multifamily product, leveraging TOD to enhance access and reduce car dependency, and managing project finance and entitlement risk to keep complex developments on track. As the project progresses, Garden Station will be one to watch for its operational and design approach to net-zero, resident affordability, and community connectivity.
