Quarterra Opens Emblem Ravine In Oak Cliff Dallas Delivering Attainable High End Housing

Quarterra has opened Emblem Ravine, its newest attainable community in the Oak Cliff neighborhood of Dallas. The 372-unit, modern garden-style property is Quarterra’s first Emblem community in Texas and its 10th Emblem delivery nationwide.

The Emblem program was developed to address the national supply shortage of housing for middle-income renters by using a programmatic development approach. Emblem communities deploy consistent high-end interior finishes and repeatable amenity designs from one site to the next, which enables an expedited delivery timeline while maintaining quality and a proven resident experience.

Emblem Ravine is situated at 3500 W. Colorado Blvd., positioned along the Interstate 30 corridor west of Downtown Dallas. The property offers convenient access to regional employers, retail and cultural nodes such as Trinity Groves, the Design District and the Bishop Arts District, as well as area parks and recreational amenities. Major regional employers including AT&T, Parkland Health and Hospital System, UT Southwestern Medical Center, Texas Instruments and Amazon are within easy reach. The site is roughly 20 minutes from Dallas Love Field and Dallas Fort Worth International Airport.

Apartment homes include one-, two- and three-bedroom layouts ranging from 738 to 1,462 square feet. Each home features in-unit washers and dryers, stainless steel appliances, quartz countertops, luxury vinyl flooring, tile tub and shower surrounds and expansive bedroom closets. Community features include a resort-style pool and deck with veranda and fire pit, outdoor grilling stations, a putting green, dog park, an open-air TrekFit fitness circuit, a social lounge, covered carports and Parcel Pending package lockers.

"The demand for attainable high-end housing for middle-income professionals isn't abating, and Emblem Ravine helps to infuse much-needed inventory into the Dallas market," said Nick Jacob, Director of Development at Quarterra. "The scale of the national Emblem model enables us to construct quality apartment homes at a significantly lower price point and better meet the needs of this overlooked demographic. We're proud to welcome the first residents to Emblem Ravine and look forward to entrenching ourselves in the Oak Cliff community."

For multifamily operators and investors, Emblem Ravine exemplifies a programmatic pathway to scale—standardized finishes and amenity programming that shorten development cycles while addressing a defined renter segment. As the industry seeks to expand housing options for middle-income households, repeatable development platforms remain an important tool for delivering supply efficiently and predictably.
