ECI Group Launches $60 Million Mixed-Use Averly Richmond Hill Development in Savannah Metro Area

Exciting developments are underway in Richmond Hill, GA, as ECI Group proceeds with a significant new project. With a $60 million investment, The Averly Richmond Hill is set to invigorate the area through a 291-unit, mixed-use community. Architectural innovation intertwines with practical urban planning here, signifying a noteworthy trend in multifamily and commercial developments.

ECI Group's decision to allocate 3.5+ acres for retail space along Ford Avenue underlines the anticipated commercial appetite in the region. The venture is expected to culminate in Q1 2026 with pad ready sites, marking a major milestone for ECI's ongoing engagement with the Savannah Metro area. ECI Construction spearheads this ambitious project, backed by financial confirmations from Synovus and CIBC.

Unit details reveal a diversity of residential offerings, including one- to three-bedroom apartments as well as three-bedroom townhomes with dual-car garages. This variety caters to the varied demographic expected to inhabit and frequent the community.

Stephen Stover, ECI Vice President of Development, highlights the strategic impetus for the development, noting, "We are very excited to move forward on this mixed-use development. We feel strongly that continued job growth across the Savannah MSA, particularly in the industrial and logistics sectors, as well as population growth in the affluent Richmond Hill submarket, offer an exciting opportunity for retailers to locate on our site."

His sentiment is echoed by Tyler Mouchet, Associate Vice President at Colliers | Savannah, who emphasizes the locale's promising dynamic. "Richmond Hill is one of the most dynamic and rapidly growing submarkets in the Savannah region, and The Averly Richmond Hill presents a rare opportunity for retailers to secure high-visibility frontage along Ford Avenue," Mouchet stated. He further outlined the project's advantageous position, bolstered by strong population growth, nearby major employers, and superior access to I-95, formed to attract a broad tenant mix suited to the community.

The curated placement of The Averly Richmond Hill—mere miles from key highway I-95 and anchored in a burgeoning retail and commercial district—positions it optimally relative to considerable employment hubs. As such, businesses considering the retail pad sites will find themselves strategically placed to tap into a thriving market bolstered by major employers like Hyundai, Gulfstream, Georgia Ports, and Fort Stewart, as well as the access to a highly rated school district.

In summary, The Averly Richmond Hill stands as a testament to ECI Group’s commitment to fostering economic growth and nurturing the fabric of local communities through thoughtful, comprehensive development projects.
