Eagle Partners Closes One Hundred Sixty Two Million Five Hundred Thousand Dollar Preservation Acquisition of Senior Affordable Portfolio in Escondido California

Eagle Partners has closed on a $162.5 million acquisition of an affordable housing preservation portfolio in Escondido, California. The Portfolio includes The Hendrix Apartments and The Hadley Apartments, two adjacent communities totaling 551 one- and two-bedroom residences serving the 55+ senior demographic in North San Diego County.

Under the new ownership, Eagle Partners will pursue a long-term affordable preservation strategy and carry out a targeted capital improvement program intended to enhance the resident experience. The transaction was executed in partnership with Red Stone Equity Partners, JPMorgan Chase, The California Statewide Communities Development Authority (CSCDA), and Affordable Housing Access.

"This transaction represents a meaningful milestone in the continued scaling of our attainable housing platform and speaks to our ability to source institutional quality opportunities on an off-market basis" said Taylor Friend, Managing Partner of Eagle Partners. "We are proud to expand our presence in San Diego County and to work alongside best-in-class partners who share our commitment to long-term affordability, disciplined execution, and community stewardship."

This Escondido acquisition follows Eagle’s November 2025 purchase of the 350-unit Hills at Hacienda Heights in Los Angeles County for $107 million. The recent deal marks Eagle’s second preservation transaction and further establishes the firm’s presence in Southern California.

Preservation transactions such as this maintain existing affordable inventory while allowing operators to invest in property improvements and resident services. The involvement of institutional capital and public finance partners, including CSCDA and Affordable Housing Access, reflects a growing collaboration across private and public entities to sustain affordability for aging residents.

As the multifamily sector continues to address demand for attainable housing and age-qualified communities, this transaction highlights operational priorities common in preservation deals: securing long-term affordability, planning capital investments that improve living conditions, and coordinating financing structures that support both residents and investors. Multifamily Leadership will continue to track how preservation strategies and public-private partnerships shape senior housing supply and resident outcomes across key markets.
