Groundbreaking of Creekside at The Grounds Ushers New Era in Student Housing Near Wake Forest University

In the evolving landscape of student housing, the recent groundbreaking of Creekside at The Grounds in Winston-Salem presents a noteworthy advancement. This purpose-built student apartment community represents a collaborative effort by Carter and Front Street Capital to respond to the increasing demand for high-quality, off-campus living options. Located within the expansive mixed-use development known as The Grounds and adjacent to Wake Forest University, the project is set to deliver an integrated lifestyle experience that caters to the upperclassmen and graduate student demographic.

Creekside will introduce 229 fully furnished units, each with a private bathroom and access to state-of-the-art amenities such as a clubhouse with study and fitness areas, an outdoor swimming pool, and an entertainment space. These offerings not only align with modern student preferences but also reflect a commitment to building communities that are both functional and conducive to academic pursuits.

Adam Parker, Senior Vice President at Carter, provides insights into the strategic importance of this venture: "This is the first of several transformative projects that will define the future of The Grounds. With Creekside, we're delivering an unprecedented residential experience in Winston-Salem, designed to meet student needs while anchoring this sports and entertainment mixed-use community."

The distinctive features of Creekside support an environment that promotes wellness and connectivity. Its location along the remodeled Silas Creek, coupled with a multi-use path that connects residents to campus and retail amenities, underpins a broader vision of a walkable, pedestrian-friendly community unique to Winston-Salem's market.

Coleman Team, President and Managing Partner of Front Street Capital, emphasizes the synergistic relationship between the new community and its surrounding environment: "Creekside is unlike anything else in our market. It represents a bold first step for the residential vision of The Grounds, offering students walkable access to everything from football games and concerts to trails and retail to campus and class."

Financial backing from key partners such as Kayne Anderson Real Estate and Truist Financial Corporation highlights strong market fundamentals and growth potential. With an eye toward the future, Phase One of The Grounds anticipates $215 million in investment, setting the stage for further developments, including an office building and retail village.

Construction of Creekside has commenced with an anticipated completion date of Fall 2027. The expertise of The Preston Partnership in design, Brasfield & Gorrie in construction, and Stimmel Associates' engineering prowess will bring this foundational project to fruition, meeting not only the immediate needs of the resident students but also contributing to the sustainability and vibrancy of the local community.
