Core Spaces Expands Oxenfree BTR Portfolio Across Top U.S. Markets

Core Spaces, distinguished for its vertically integrated approach within the real estate sector, amplifies its Build-to-Rent (BTR) profile with notable expansions to its Oxenfree brand. The company's escalation of its portfolio to nearly 3,000 homes captures the vivacity of growing markets from Denver to Charlotte and beyond.

The Oxenfree brand celebrates an inaugural milestone with Oxenfree WeHo — its first completed community nestled in the burgeoning Wedgewood-Houston district of Nashville — as the barometer of its forward-thinking vision. Oxenfree Princeton, conversely, beckons residents to its ready-to-move-in homes, complete with comprehensive amenities. Prospective tenants can anticipate the pre-leasing phase for four additional communities in both Dallas and Denver within the year.

The Core Spaces blueprint for BTR communities revolves around new urbanist ideals, deftly fusing livability with sustainability. The Oxenfree residences set a new standard in the BTR space, with smart home technology and elegant design. Resort-level amenities and robust community spaces underline their devotion to forging resident connections.

Cliff Payne, Core Spaces' Chief Investment Officer of BTR, elucidates the strategic direction of the brand, stating, "The housing landscape is changing, with supply challenges and shifting consumer needs. We believe our design-build approach can continue to help meet these needs through Oxenfree. As the Build-to-Rent sector grows, we're focused on delivering quality living options and expanding our portfolio in a way that addresses the evolving housing market."

Oxenfree's community blueprint extends into its housing offerings. Solidifying its niche, Oxenfree WeHo parades spacious townhomes with private garages and shared amenities that enrich the resident lifestyle. The anticipated completion of Oxenfree Princeton's 408 homes will similarly reflect the brand's commitment to an enhanced living experience.

The growth trajectory for Core's Oxenfree brand remains ambitious, with multiple developments set for pre-leasing in late 2025, including Texas and Denver, clusters and with further geographic expansion into Charlotte, N.C., and Denver, CO, in 2026.

Dan Goldberg, President at Core Spaces, emphasizes the company's resident-centric ethos, "At Core, our goal is to create lasting connections with our residents throughout their lives. Building on our experience in student and conventional housing, we're now bringing our expertise in design and hospitality to the next chapter of their journey with Oxenfree. We see tremendous potential in single-family rentals to redefine the living experience and set a new benchmark for purpose-built communities that truly meet the evolving needs of our residents."

With a solid foundation in student housing and over 70 communities nationally, Core expertly pivots its acumen to reimagine residential living through its BTR portfolio, setting a distinctive tempo for future housing models.
