CONAM Group Enhances Sacramento Footprint with Strategic Acquisition of Sonterra Apartments

In a notable expansion of its Sacramento presence, CONAM Strategic Investments Fund IV LP—under the promotership of The CONAM Group—has successfully acquired Sonterra Apartments, a multifamily community of 136 units nestled in the thriving locality of Roseville, California. This acquisition marks yet another addition to the portfolio of Fund IV, reflecting CONAM's strategic vision in the multifamily housing sector.

Spanning 6.66 acres, the Sonterra complex comprises ten garden-style buildings reflecting an architectural blend that satisfies the contemporary eye. The property encourages an active and luxurious lifestyle, offering a wide array of amenities that resonate with modern living standards. These include a 24-hour fitness hub, a resort-inspired pool alongside a rejuvenating spa experience, an outdoor barbecue zone seamlessly integrated for communal engagement, and a resident clubhouse that serves as the heart of the community. Additional leisure spaces such as a bocce ball area, picnic spots, and a fireplace enhance the outdoor ambiance, fostering a communal spirit among residents.

The interior offerings of the units do not disappoint; extensive upgrades have been applied to the bulk of the apartments, 132 out of 136 to be precise, boasting premium hardwood flooring, stainless steel appliances filling the kitchen space, granite countertops, and revamped cabinetry. Each residence extends into a private outdoor nook with patios or balconies, and those occupying the second floor enjoy the luxury of elevated vaulted ceilings reaching 16 feet.

Roseville, the setting of Sonterra, is distinguished within the Sacramento region as one of the most sought-after submarkets, and for good reason. Its strategic location lays at the nexus of leading employers in medical and technological sectors, such as the substantial Sutter Health and Kaiser Permanente campuses, as well as corporate giants such as Hewlett Packard Enterprise, Penumbra, and Oracle. The community is supported by a robust public transit system, a thriving retail landscape, and educational institutions which maintain exceptional standards—factors all contributing to Roseville's allure for both families and working professionals. Backed by robust demographics and a steady economic framework, Roseville outshines many of its counterparts within the greater Sacramento area.

Remaining aligned with the sophisticated and calculated approach to investments in the multifamily space, Zach Markell, Acquisitions Director at CONAM, elucidated the strategic fit of Sonterra within their existing constellation of properties. "Sonterra represents the type of institutional-quality asset that aligns perfectly with our investment strategy—high-performing suburban communities in markets with strong demographics and barriers to new supply," stated Markell. "Sonterra further complements our existing portfolio in the Sacramento market where CONAM has been a long-time owner operator."

The acquisition of Sonterra by CONAM Strategic Investments Fund IV underscores a pattern of targeted expansion into suburban areas that promise both growth and stability. As CONAM continues to diversify its real estate investment portfolio, Sonterra is emblematic of the precision with which the company selects assets that are not just architecturally sound but also strategically situated—championing the value of community and connectivity in the multifamily sector.
