Clover Capital Partners Acquires Creekstone and Gable Point in East Dallas to Pursue Value Add Strategy

Clover Capital Partners has completed the acquisition of Creekstone and Gable Point apartment communities, a two-property portfolio totaling 374 units in East Dallas. The assets, located adjacent to the Dallas Athletic Club, include a mix of one- and two-bedroom floor plans and were developed and held by the Pardue family since the 1980s.

Clover acquired the portfolio following a competitive and complex process. The firm reports an attractive basis below current replacement cost and prevailing market pricing, establishing a foundation for long-term value creation through a value-add strategy.

The properties are positioned to serve residents with convenient access to major employment centers, established retail corridors, and outdoor amenities across East Dallas. They also offer connectivity to primary thoroughfares, supporting resident access to the broader Dallas-Fort Worth region. Clover notes the submarket continues to show demand for attainable workforce housing.

The Dallas-Fort Worth metroplex remains a principal growth market in the United States, supported by ongoing job creation and population growth. Within this context, Clover intends to pursue operational improvements and strategic capital investment to enhance performance and resident experience in the portfolio.

The firm acknowledged the role of its investor partners in enabling the transaction and extended thanks to Institutional Property Advisors for partnership and execution. Legal counsel Platt Richmond was recognized for guidance and diligence during the acquisition process.

"This acquisition represents another meaningful step forward for our firm. Clover looks forward to executing our business plan, enhancing the resident experience, and creating long-term value for our investors while maintaining a disciplined approach to risk," says Co-Founder Bryan Harlan.

From a sector perspective, this transaction underscores continuing investor interest in value-add multifamily assets located near employment and amenity nodes. Effective execution will depend on disciplined capital allocation, property operations, and resident-focused improvements that align with local housing demand.

At Multifamily Leadership, we monitor how operators translate acquisition rationale into operational plans that improve resident outcomes while delivering returns. Transactions like this illustrate the interplay between market fundamentals, capital markets, and on-the-ground property management that shape multifamily performance.
